The Tomar Court remodel was a whole home remodel focused on creating an open floor plan on the main level that is optimal for entertaining. By removing the walls separating the formal dining, formal living, kitchen and stair hallway, the main level was transformed into one spacious, open room. Throughout the main level, a custom white oak flooring was used. A three sided, double glass fireplace is the main feature in the new living room. The existing staircase was integrated into the kitchen island with a custom wall panel detail to match the kitchen cabinets. Off of the living room is the sun room with new floor to ceiling windows and all updated finishes. Tucked behind the sun room is a cozy hearth room. In the hearth room features a new gas fireplace insert, new stone, mitered edge limestone hearth, live edge black walnut mantle and a wood feature wall. Off of the kitchen, the mud room was refreshed with all new cabinetry, new tile floors, updated powder bath and a hidden pantry off of the kitchen. In the master suite, a new walk in closet was created and a feature wood wall for the bed headboard with floating shelves and bedside tables. In the master bath, a walk in tile shower , separate floating vanities and a free standing tub were added. In the lower level of the home, all flooring was added throughout and the lower level bath received all new cabinetry and a walk in tile shower. Horizontal board & batten facades are sheltered by long runs of hipped roofs and are divided down the middle by the homes singular gabled wall. At the foyer, this gable takes the form of a classic three-part archway. Going through the archway and into the interior, reveals a stunning see-through fireplace surround with raised natural stone hearth and rustic mantel beams. Subtle earth-toned wall colors, white trim, and natural wood floors serve as a perfect canvas to showcase patterned upholstery, black hardware, and colorful paintings. The kitchen and dining room occupies the space to the left of the foyer and living room and is connected to two garages through a more secluded mudroom and half bath. Off to the rear and adjacent to the kitchen is a screened porch that features a stone fireplace and stunning sunset views. Occupying the space to the right of the living room and foyer is an understated master suite and spacious study featuring custom cabinets with diagonal bracing. The master bedroom’s en suite has a herringbone patterned marble floor, crisp white custom vanities, and access to a his and hers dressing area. The four upstairs bedrooms are divided into pairs on either side of the living room balcony. Downstairs, the terraced landscaping exposes the family room and refreshment area to stunning views of the rear yard. The two remaining bedrooms in the lower level each have access to an en suite bathroom.

This powder room design in Newtown makes a statement with amazing color and design features. The centerpiece of this design is the blue vanity cabinet from CWP Cabinetry, which is beautifully offset by satin brass fixtures and accessories. The brass theme carries through from the Alno cabinet hardware to the Jaclo faucet, towel ring, Uttermost mirror frame, and even the soap dispenser. This project was a major renovation in collaboration with Payne & Payne Builders and Peninsula Architects. The dated home was taken down to the studs, reimagined, reconstructed and completely furnished for modern-day family life. A neutral paint scheme complemented the open plan. Clean lined cabinet hardware with accented details like glass and contrasting finishes added depth. No detail was spared with attention to well scaled furnishings, wall coverings, light fixtures, art, accessories and custom window treatments throughout the home. The goal was to create the casual, comfortable home our clients craved while honoring the scale and architecture of the home.

This Powder Room is used for guests and as the Main Floor bathroom. The finishes needed to be fantastic and easy to maintain. The combined finishes of polished Nickel and Matte Oiled Rubbed Bronze used on the fixtures and accents tied into the gold feather wallpaper make this small room feel alive. Local artists assisted in the finished look of this Powder Room. Framer's Workshop crafted the custom mirror and Suzan J Designs provided the stunning wallpaper.

How do I plan the layout of my powder room?

If you're building from scratch, an architect may be the best person to ask. There are three main objects to consider when planning the layout of your powder room: the door, toilet and sink. Pocket, sliding or folding doors will give you more options for toilet and sink placement, while wall-mounted toilets will help save you a few inches of floor space, and make the room feel more spacious. To ensure ease of use, make sure the toilet has at least 38 centimetres of unobstructed space on either side, and 61 centimetres at the front. Powder rooms are primarily a place to use the toilet and quickly wash your hands, so unless you have the square meterage, you don’t need a full-blown vanity. Look for compact options, like a pedestal or wall-mounted sink instead.

What materials should I use in my powder room?

There’s not much space to work with when designing a powder room, so keep your design fairly simple. Otherwise, too many different patterns and textures will quickly overwhelm the space. To avoid a disjointed design, opt for one statement piece or element, such as a fun splashback, benchtop or vanity, and choose subtle materials like stone, marble or granite for everything else. If you fear you haven’t created enough visual interest, fill the void with bathroom accessories such as hand towels and soap dispensers. High-quality bathroom fixtures – including everything from your toilet roll holder to faucet – with matching lines and style, will make a big difference in a such a small space, so if you have the budget, splurge a little!
