This kitchen was completely remodeled. The space was a full gut down to the studs and sub floors. The biggest challenge in the space was reorienting the layout to accommodate an island, larger appliances and leveling the space. The floors were more than a few inches out of level. We also turned a U-shaped kitchen with a peninsula into an L-shape with and island and relocated the sink to create a more open, eat-in area. An additional area that was taken into consideration was the half bathroom just off the kitchen. Originally the bathroom opened up directly into the kitchen creating a break in the circulation. The toilet was rotated 180 degrees and flipped the bathroom to the other side of the area allowing the door to open and close without interfering with meal prep. Three of the most important design features include the bold navy blue cabinets, professional appliances and modern material selection including matte brass hardware and fixtures (FAUCET, POT FILLER, PENDANTS ETC…), Herringbone backsplash, tile and white marble countertops.

A new home for two, generating four times more electricity than it uses, including the "fuel" for an electric car. This house makes Net Zero look like child's play. But while the 22kW roof-mounted system is impressive, it's not all about the PV. The design features great energy savings in its careful siting to maximize passive solar considerations such as natural heating and daylighting. Roof overhangs are sized to limit direct sun in the hot summer and to invite the sun during the cold winter months. The construction contributes as well, featuring R40 cellulose-filled double-stud walls, a R50 roof system and triple glazed windows. Heating and cooling are supplied by air source heat pumps. Our firm worked closely with the Junior League of Miami to raise funds for the women and children who benefit from the Junior League’s programming and scholarships. A group of designers participated in the project of renovating the main house as well as the cottages. We felt in love with the Sausage Tree Cottage Kitchen and instead of demolishing the old kitchen we wanted to preserve the actual beauty and bring the old space back to it is glamour. This kitchen was beautifully designed in Waypoint Living Spaces Cabinetry. The 730F Maple Natural stain . The counter top is Cambria's torquay countertop with an eased edge. The back splash tile is Dimensions Glacier tile. The back splash tile is Arctic glass tile. The faucet is delta's Trinsic faucet in a arctic stainless finish. All the finishes and products (expect for appliances) were supplied by Estate Cabinetry.

The original kitchen of this home was very small and compact. We removed a small rear den to open the kitchen to the rear yard, capturing more light and views to the newly remodeled covered outdoor patio which used to be an open air deck. This kitchen had the old laundry room in the corner and there was no pantry. We converted the old laundry into a pantry/laundry combination. The hand carved travertine farm sink is the focal point of this beautiful new kitchen. Notice the clean backsplash with no electrical outlets. All of the electrical outlets, switches and lights are under the cabinets leaving the uninterrupted backslash. The rope lighting on top of the cabinets adds a nice ambiance or night light.
