Renovate key rooms high-end and let the buyers finish the bedrooms, halls etc. I bought high-end light fixtures and appliances at every January, close-out off-season sale.

Attic space converted to bath. The realtor wanted me to tile the floor. I adamantly argued against the idea and instead refinished the awesome original pine wood floors after removing some boards and running the plumbing for the new fixtures. After sanding, I finished it with clear satin polyurethane.
