Our Armadale residence was a converted warehouse style home for a young adventurous family with a love of colour, travel, fashion and fun. With a brief of “artsy”, “cosmopolitan” and “colourful”, we created a bright modern home as the backdrop for our Client’s unique style and personality to shine. DOWNLOAD NOW   Lakefront property in the northwest suburbs of Chicago is hard to come by, so when we were hired by this young family with exactly that, we were immediately inspired by not just the unusually large footprint of this 1950’s colonial revival but also the lovely views of the manmade lake it was sited on. The large 5-bedroom home was solidly stuck in the 1980’s, but we saw tons of potential. We started out by updating the existing staircase with a fresh coat of paint and adding new herringbone slate to the entry hall. The powder room off the entryway also got a refresh - new flooring, new cabinets and fixtures. We ran the new slate right through into this space for some consistency. A fun wallpaper and shiplap trim add a welcoming feel and set the tone for the home. Next, we tackled the kitchen. Located away from the rest of the first floor, the kitchen felt a little isolated, so we immediately began planning for how to better connect it to the rest of the first floor. We landed on removing the wall between the kitchen and dining room and designed a modified galley style space with separate cooking and clean up zones. The cooking zone consists of the refrigerator, prep sink and cooktop, along with a nice long run of prep space at the island. The cleanup side of the kitchen consists of the main sink and dishwasher. Both areas are situated so that the user can view the lake during prep work and cleanup! One of the home’s main puzzles was how to incorporate the mudroom and area in front of the patio doors at the back of the house. We already had a breakfast table area, so the space by the patio doors was a bit of a no man’s land. We decided to separate the kitchen proper from what became the new mudroom with a large set of barn doors. That way you can quickly hide any mudroom messes but have easy access to the light coming in through the patio doors as well as the outdoor grilling station. We also love the impact the barn doors add to the overall space. The homeowners’ first words to us were “it’s time to ditch the brown,” so we did! We chose a lovely blue pallet that reflects the home’s location on the lake which is also vibrant yet easy on the eye. Countertops are white quartz, and the natural oak floor works well with the other honey accents. The breakfast table was given a refresh with new chairs, chandelier and window treatments that frame the gorgeous views of the lake out the back. We coordinated the slate mudroom flooring with that used in the home’s main entrance for a consistent feel. The storage area consists of open and closed storage to allow for some clutter control as needed. Next on our “to do” list was revamping the dated brown bar area in the neighboring dining room. We eliminated the clutter by adding some closed cabinets and did some easy updates to help the space feel more current. One snag we ran into here was the discovery of a beam above the existing open shelving that had to be modified with a smaller structural beam to allow for our new design to work. This was an unexpected surprise, but in the end we think it was well worth it! We kept the colors here a bit more muted to blend with the homeowner’s existing furnishings. Open shelving and polished nickel hardware add some simple detail to the new entertainment zone which also looks out onto the lake! Next we tackled the upstairs starting with the homeowner’s son’s bath. The bath originally had both a tub shower and a separate shower, so we decided to swap out the shower for a new laundry area. This freed up some space downstairs in what used to be the mudroom/laundry room and is much more convenient for daily laundry needs. We continued the blue palette here with navy cabinetry and the navy tile in the shower. Porcelain floor tile and chrome fixtures keep maintenance to a minimum while matte black mirrors and lighting add some depth the design. A low maintenance runner adds some warmth underfoot and ties the whole space together. We added a pocket door to the bathroom to minimize interference with the door swings. The left door of the laundry closet is on a 180 degree hinge to allow for easy full access to the machines. Next we tackled the master bath which is an en suite arrangement. The original was typical of the 1980’s with the vanity outside of the bathroom, situated near the master closet. And the brown theme continued here with multiple shades of brown. Our first move was to segment off the bath and the closet from the master bedroom. We created a short hall from the bedroom to the bathroom with his and hers walk-in closets on the left and right as well as a separate toilet closet outside of the main bathroom for privacy and flexibility. The original bathroom had a giant soaking tub with steps (dangerous!) as well as a small shower that did not work well for our homeowner who is 6’3”. With other bathtubs in the home, they decided to eliminate the tub and create an oversized shower which takes up the space where the old tub was located. The double vanity is on the opposite wall and a bench is located under the window for morning conversations and a place to set a couple of towels. The pallet in here is light and airy with a mix of blond wood, creamy porcelain and marble tile, and brass accents. A simple roman shade adds some texture and it’s top-down mechanism allows for light and privacy. This large whole house remodel gave our homeowners not only the ability to maximize the potential of their home but also created a lovely new frame from which to view their fabulous lake views. Creation of a new master bathroom, kids’ bathroom, toilet room and a WIC from a mid. size bathroom was a challenge but the results were amazing. The master bathroom has a huge 5.5'x6' shower with his/hers shower heads. The main wall of the shower is made from 2 book matched porcelain slabs, the rest of the walls are made from Thasos marble tile and the floors are slate stone. The vanity is a double sink custom made with distress wood stain finish and its almost 10' long. The vanity countertop and backsplash are made from the same porcelain slab that was used on the shower wall. The two pocket doors on the opposite wall from the vanity hide the WIC and the water closet where a $6k toilet/bidet unit is warmed up and ready for her owner at any given moment. Notice also the huge 100" mirror with built-in LED light, it is a great tool to make the relatively narrow bathroom to look twice its size.

Master bathroom gets major modern update. Built in vanity with natural wood stained panels, quartz countertop and undermount sink. This modern farmhouse bathroom has an extra large vanity with double sinks to make use of a longer rectangular bathroom. The wall behind the vanity has counter to ceiling Jeffrey Court white subway tiles that tie into the shower. There is a playful mix of metals throughout including the black framed round mirrors from CB2, brass & black sconces with glass globes from Shades of Light , and gold wall-mounted faucets from Phylrich. The countertop is quartz with some gold veining to pull the selections together. The charcoal navy custom vanity has ample storage including a pull-out laundry basket while providing contrast to the quartz countertop and brass hexagon cabinet hardware from CB2. This bathroom has a glass enclosed tub/shower that is tiled to the ceiling. White subway tiles are used on two sides with an accent deco tile wall with larger textured field tiles in a chevron pattern on the back wall. The niche incorporates penny rounds on the back using the same countertop quartz for the shelves with a black Schluter edge detail that pops against the deco tile wall. Photography by LifeCreated.

Master Bath

Calacatta marble floor tile was installed in a diamond pattern in the hall bathroom and a coordinating basketweave mosaic was used in the large walk-in shower. We opted to use classic white subway tile on the shower walls and the fixed frameless glass enclosure keeps the space feeling light and airy. Relocating the shower controls to the side wall ensures that the water can be turned on without getting wet.

Remember the boy's bath in this home was a bedroom, well the Master Bath featured here gained a beautiful two person walk in shower in this transformation as well! The previous super cozy (OK way too small) bath had a single sink only 24" Wide, we arranged the new Master to have double sinks here in this 48" Wide vanity. A major plus!

Our client’s charming cottage was no longer meeting the needs of their family. We needed to give them more space but not lose the quaint characteristics that make this little historic home so unique. So we didn’t go up, and we didn’t go wide, instead we took this master suite addition straight out into the backyard and maintained 100% of the original historic façade. Master Suite This master suite is truly a private retreat. We were able to create a variety of zones in this suite to allow room for a good night’s sleep, reading by a roaring fire, or catching up on correspondence. The fireplace became the real focal point in this suite. Wrapped in herringbone whitewashed wood planks and accented with a dark stone hearth and wood mantle, we can’t take our eyes off this beauty. With its own private deck and access to the backyard, there is really no reason to ever leave this little sanctuary. Master Bathroom The master bathroom meets all the homeowner’s modern needs but has plenty of cozy accents that make it feel right at home in the rest of the space. A natural wood vanity with a mixture of brass and bronze metals gives us the right amount of warmth, and contrasts beautifully with the off-white floor tile and its vintage hex shape. Now the shower is where we had a little fun, we introduced the soft matte blue/green tile with satin brass accents, and solid quartz floor (do you see those veins?!). And the commode room is where we had a lot fun, the leopard print wallpaper gives us all lux vibes (rawr!) and pairs just perfectly with the hex floor tile and vintage door hardware. Hall Bathroom We wanted the hall bathroom to drip with vintage charm as well but opted to play with a simpler color palette in this space. We utilized black and white tile with fun patterns (like the little boarder on the floor) and kept this room feeling crisp and bright.

The homeowners wanted to improve the layout and function of their tired 1980’s bathrooms. The master bath had a huge sunken tub that took up half the floor space and the shower was tiny and in small room with the toilet. We created a new toilet room and moved the shower to allow it to grow in size. This new space is far more in tune with the client’s needs. The kid’s bath was a large space. It only needed to be updated to today’s look and to flow with the rest of the house. The powder room was small, adding the pedestal sink opened it up and the wallpaper and ship lap added the character that it needed

Looking over Puget Sound, this modern West Seattle home went through big renovations and wanted to include two existing bathrooms while adding two more. The plan was to complement the surrounding landscape: cool, cozy, and clean. The result was four brand new bathrooms with clean lines, warm accents, and plenty of space.
