As chookchook said in her recommendation about painting, put a drop cloth on the floor. Get a very safe ladder. remove the lightbulbs, and cover the outlets. Turn off the electricity to the chandelier. Then spray it with a mild cleaner (I use one I found at Target that's basically water with vinegar, until it's dripping wet. Start at the bottom and work your way up, so you don't have dirty spray dripping on the bottom of the chandelier.Work your way up and down until the dripping spray is clean. The chandelier may be gorgeous and expensive, but it seems totally out of place in the architecture of the room--more at home in a chalet than a sunny room with a window wall. I would probably try to find a way to get it removed, and sell it to someone who appreciated it better than I.

I read an interesting comment somewhere, where a lady invited a group of her friends over to lovingly point out all the problems they saw (through fresh eyes) with her home on preparation for sale. She said she was surprised at marks and damage that she had lived with for so long she no longer noticed them. We "owner built" a home previously, and when we came to sell 7 years later, we painted the garage and did those jobs that we had put off, and it became sad to finally see her at her best, at the end, when we could have been living in a completely finished home all that time. I read about a lady who decluttered her home, had it professionally cleaned (build clean, or bond clean) and had a professional styler do her home and she realised just how nice it could be and decided not to sell. :) ta

In my opinion I perfer option 2 from the perspective of enjoying the sun in the evening and having the option of entertaining more so in the evening given the sun and house orientation. See you have a couple bi-fold doors in the living room so assume this leads out to a deck or some outdoor area for entertaining. Also the 3 main bedrooms will get the morning sun so will warm up till midday/early afternoon. Some something to note that Bedroom 4 in both options would likely be the coldest room in the house so probably some heating options would be required for this room. Some initial thoughts based on your plans - hope that helps
