A scullery. Behind my husband to the side of him a sink the cooker then space. Thanks Susan. I would love to get feedback here from the Houzz community on butterfly roof construction. I know that flashing the valley will be critical to say the least. Whoever does the roof has to have 1. Skill 3. Architectural specs to follow 2. Guaranteed work. How do they hold up in a climate such as yours which is sub-tropical? It's a big project so you will need to be confident in the outcome. We are also building in Christchurch :) So also had to look at these kind of requirements for sun, but we had a much smaller section to work with (800sqm). If cost is OK ideally a 2 story would get light into more of the rooms. You also saod the street frontage is 35m but the plans say currently the width of the house is only 15m, so you could run more of the house along the frontage to get it aligned with North. Its a big section are you setting it very far back from the street? Or are you worried about privacy? Is there a view Northwards, otherwise if you can set back from the street and add hedging or plantings to increase privacy I would try and align as much of the living space to get the North and west sun. Depending on what your roof is like you could also add a clerestory to get light towards the back - we are using skylights as well for our back hall and bathrooms to make sure they get as much natural light as possible.

Thanks Ruth, I started off with browsing house values around the area, and Homes.co.nz is a good trade me site -spoke to agents for some tips. And now Im calculating how much I need done to give it a wow factor which is inline with the neighbourhood similar house valuation and one that was sold as well.. Its a long process Im sure - but hopefully being realistic and doing my homework diligently and plan it well-attention to details....it will somehow give me something to think about. Attention to cost specially. I have an excel spreadsheet to work on which my kind accountant taught me.....Feel free to contact me -we can share some tips etc. theres still a lot to plan before I embark oh hiring a designer/architect-for major changes as it needs to be properly drawn and submitted to council. (My motto =I hope it works on this is HAVE A PLAN, WORK ON IT AND GET IT RIGHT THE FIRST TIME.) TIME AND MONEY SAVER. Next would be a hunt for a builder that you can trust and rely on= it will be a nightmare to find a really good one for reasonable cost. I have no contacts for now.
