I love what I see so far, but one thing you might think about is the placement of the bedrooms and bathrooms in the wing on the right. This would work while the kids are young but if this is your forever home and those bedrooms will be used for guest rooms when the kids are grown, it really isn't very pleasant to have to cross a hallway to get to the bathroom and to have the bathroom open to a hallway that you would have to pass to get to your own bedroom. That just doesn't provide for privacy for guests. It's not an issue on the left wing, but down the road you may not be happy with that layout on the right wing. Just something we have observed over the years in terms of how needs change over time. The house looks like it will be amazing!

Hi and thank you for your reply. We are not exactly sure what you meant regarding the bathroom on the right side of the home. Are you suggesting to have it between the two bedrooms?

We have tried to locate the bathrooms and toilets on the south side of the house because all the views are to the north. Let us know what you would suggest changing and thanks so much again for your advice!

Gosh - I can't believe I am the only person who commented on your great plans (I really love your house) as I don't have any architectural experience. I just know from houses our extended family has had that once the kids are grown and the kids' bedrooms are guest rooms for adult kids (and their spouses), having a floor plan where they don't have to cross the hallway to get to the bathroom is preferred (especially since the hallway leads to the master bedroom and will therefore have traffic not just for guests). This probably isn't a big deal for many people but it's bothering my mom enough in their new (to them) house that they are planning to do some serious re-configuring just to give guests a bit more privacy. With a blank slate, I would prioritize this for my new build, too. Good luck figuring it all out - I think your home looks amazing!

I understand wanting to keep the views from as many rooms as possible. However, how much time is spent in the bedrooms? And is the view visible the majority of time one spends in the bedroom? Consider that the most restful, secure sleep is obtained when the bed is placed opposite the entry door. That is not possible in any of your current bedroom layouts. Perhaps you should consider single solid glass French doors or windows flanking the beds opposite the doors rather than the large windows you show on the plan. Choice of doors or windows would be based on accessibility to a deck. I assume bedroom 1 and the office/bedroom have built-in bunk beds. I think the deck between the family and bedroom 3 seems inaccessible and a bit of a waste, and I wonder how one gets outside from the kitchen with the trash, etc. Do you have no plans to garage the vehicles?

Wow - fantastic house! Decoenthusiaste, think your queries are all relevant but am unsure about the 'beds facing the door theory - with small compact spaces that idea is probably impractical. I found it difficult to read the printo n my computer so am unsure about all those room uses. Only suggestion I would make is to have the master bedroom area separated from kids, and therefore from future guest bedroom and ablutions. Good luck - you have great ideas there.
