Thanks Orangecamera. It's still a work in progress and mud everywhere Sorry we did look at having the steps' off set' but it didn't seem to go with only three steps and a small area. And about the zen well the cats are doing that for us much to our disappointment (it's still like a litter box to them). We went to the garden supply place still not knowing what kind of stones we were getting. We stood in front of all the bins (there where many). We even looked at mixing some. The grey stones had a bin more the size we wanted but we ended up getting the golden fleck. It was a little smaller, which was a shame, the bigger ones were so mixed in their grading it looked too messy. So this is what we finished up with. It was seagardens that got me thinking away from grey and nwduck mentioning the drainage. So this has really helped. Also everyone seem to think the wooden steps needed to go a lot lower. Next it's figuring out where the large river stones should go

For your planting advice, I suggest you call Merrifield Garden Center to see if they will come out your way. They currently have wonderful garden centers in Merrifield and Fairfax (both in Fairfax County) and a new one in Gainesville, but they may come further south to wherever you reside. (www.MerrifieldGardenCenter.com) Even if they don't send designers to your area, they are worth a trip to see their huge selection for a day of pleasure and inspiration, or to pick up some plants. Do you want to keep the wood floor? It is rare to see wood floors as garage floors. I've seen homes like this moved onto pour basement slabs (same concept as pile foundation...but with a basement instead of dirt. If you want to keep the wood, then there has to be a way to keep the wood off of the concrete. An 18" crawl space (dirt covered with 6mil poly sheeting or cement) is always an option. The 18" crawl space would have to be cross vented/heated properly. This is for "keeping" the wood. Flooring. I'm not sure what has to be done to remove the wood floor and have the building sit (joists and all) on concrete. Remove the joists and you have plenty of stability problems. You would need to speak with a local architect/building engineer who has some knowledge of what you are trying to do, soil conditions, etc. to get this right. In theory it can be done (we've just landed a small car on a comet...we should be able to put an old building on a cement slab)...I'm wondering about the expense to get it there (excavation + soil stabilization + concrete + piles, etc).

Thanks for the replies! My wife suggested we talk to a local real estate agent, so i think that is a good idea... just that Im not sure how helpful they are likely to be if we arent selling yet :) As for saving for our dream house, I dont disagree, however if doing this up nicely over the next ~5 years or so while we live here nets us some extra in the eventual sale, then that of course will help us as well. Interesting thing happened today actually. I got a knock on the door and one of the older neighbours asked if he could take some lemons from the tree. I of course said yes. Anyway he was telling me he had lived in the street for 40 years. I asked him if the house had always looked like this, and he said no that ~30 years ago the old old owner did a massive renovation and pulled off the timber and put up the bricks and gutted the inside of the house. Interesting stuff!
