If I had a small child, definitely. Plus, I use my bathtub for so much more than baths. It's also great for pet baths and other cleaning duties. I don't have a utility sink in my laundry, so maybe if I had a utility sink, I would not need the bath tub so much.

Thanks Ruth, I started off with browsing house values around the area, and Homes.co.nz is a good trade me site -spoke to agents for some tips. And now Im calculating how much I need done to give it a wow factor which is inline with the neighbourhood similar house valuation and one that was sold as well.. Its a long process Im sure - but hopefully being realistic and doing my homework diligently and plan it well-attention to details....it will somehow give me something to think about. Attention to cost specially. I have an excel spreadsheet to work on which my kind accountant taught me.....Feel free to contact me -we can share some tips etc. theres still a lot to plan before I embark oh hiring a designer/architect-for major changes as it needs to be properly drawn and submitted to council. (My motto =I hope it works on this is HAVE A PLAN, WORK ON IT AND GET IT RIGHT THE FIRST TIME.) TIME AND MONEY SAVER. Next would be a hunt for a builder that you can trust and rely on= it will be a nightmare to find a really good one for reasonable cost. I have no contacts for now. I didn't like any of the stock standard vanities I saw being sold. By chance I happened to see a second hand vanity being sold on FB so I brought it ( see photo). I liked its shape and solid profile but didn't like its colour. I took it to a auto car spray painter and had them spray paint it in Benjamin Moore Kendall Charcoal (a greige grey). They did an awesome paint job with a mirror like finish. I brought a piece of primestone (marble look) for the top, two small towel rails to be fixed in the underside of the vanity that is sticking out so I can hang hand towels on either side. I brought a new tap for it (but kept the vessel basin). I ordered in some new legs for it online because I didn't like the legs on it (see below). Its currently at a joiners getting put together. I've actually enjoyed the process of pulling it all together. Sure by the time it has been put together I probably would have spent the same amount that it would have cost me to do a custom vanity however I think there is something to be said for re-using something a second time round rather than buying into consumerism that abounds us. All up I've spent $1,074 NZD for the vanity, the spray paint job, new legs from www.prettypegs.com, the new towel rails from Reece Plumbing & buying a new Elementi tap. That doesn't include the joiners costs - yet. I needed storage in my vanity. This one fit the bill for me. Good luck with what you choose to do! Move your existing furniture in initially , and see what layout works for you . Then if you want to change the style/colour , just shop around for what you like . There isn't much 'furniture' ( I would take that as a positive ) , and lounge suites are fairly universal . Personally , there is no way I'd have those doors non-opening -- they are the main feature IMO . So I'd use the existing setup as a guide -- the TV angled in the corner , couches around the edges . Then add what you want style wise -- a rug , a coffee table , a TV cabinet , presumably in French provincial off-white ( maybe not the rug haha ) .
