I think we are going to use the white subway tile to keep the budget down as I priced new tiles and it would blow out the budget. Really like the contrast grout idea to add a bit of texture and pattern. My partner is a builder and he loves the reclaimed wood shelf idea as we have a lot of spear old wood left over from the renovation. We have made a dinning table and fire place mantel from it already so it would tie in really well.

Accessible Beige by Benjamin Moore would be a good beige as it has a slightly pink undertone that would pick up the color in your pillows. I wouldn't go a light blue, as that seems more in keeping with bedrooms, IMO.

Hey! Great space! The table is too small for the space, it would immediately help if you had head chairs on either end of the table. It would read larger. If you're interested in a new dining set, try a round dining table, seating at least 6 for size. You need something to define each space, a new furniture arrangement could help. I would try rotating the sectional so that its off of the window. Good Luck!

Hi Wayne, there are several levels you can take "Virtual Reality" to with your home design. Typically clients have 3D imagery done in SketchUp or Archicad which is enough to gauge the finished look and flow of the spaces. Sometimes this can include "Fly throughs" and Geographic location light if required, (these have an additional cost), however most of the time 3D imagery still shots are enough for a client to visualise the spaces.
