Cyn222 I love your drawing of the area I think I might try that one in another spot , I wanted to have an area for a memorial seat, your drawing looks lovely and I think it’ll suit a spot just up the path. It’ll look down over the pond. I'm going to have to work out plan as I learnt that lesson once before. lol. I did wonder about a swing, the large tree sits on the top of a bank, it then goes down about 8 meters. It’s reeeeeally steep. I do like the idea of secret gardens and seats along the tracks. I was tossing up about a waterfall over in the far corner. Since the water flows down a stream and then though the overgrown swamp at the bottom. Gez I wish money grew on trees, lol. Actually I call them ponds but they are really dams on a natural water way. Decoenthusiaste, Thank you, you made a very good point about starting with the ponds and working out. I think you are right. It’ll probably take me awhile to tidy up the area. I’ll also have to check what kind of wild flowers are around as I'm sure there must be some. It would look nice with a bit of colour, I never thought of that. The ground down at the bottom is swampy like wet lands. I also wondered about board walks through it. We are building soon on the land, so this will be the back yard. There is also lot of native bush. Here’s a photo from the side of the pond. I’ll have to get it cleaned up somehow and figure out the best way to improve the water quality. If I start with that 1st, and then do the memorial garden I can then work from there. Lol I’m keen on getting the ashes out of the cupboard. Thanks, you both have given me direction, I appreciate it.

Hey! Great space! The table is too small for the space, it would immediately help if you had head chairs on either end of the table. It would read larger. If you're interested in a new dining set, try a round dining table, seating at least 6 for size. You need something to define each space, a new furniture arrangement could help. I would try rotating the sectional so that its off of the window. Good Luck!

Why don't you live in the house for a while and get a feel for things. The curtains are bright but if they are still good quality / newish it would be a very expensive exercise to replace them (I have just spent a few thousand just on three rooms), you can always add a few red cushions or a red toned throw over your existing couch or a rug with a red tones in to it, to tone the red down, if required. Repainting the walls is cheaper than replacing curtains and a piece of art with red tones may also help. As far as furniture is concerned it would depend on what you like style wise. Why not send us a photo after you have moved in. You may find some of your concerns disappear once you are in and settled.

I think like you -- I wouldn't spend $10k to make new cabinets just to centre things . A couple of 'thinking out loud' thoughts -- is it worth adding another layer of wallboard -- I'm thinking ply rather than gib -- then tiling over it ? It may stiffen everything , and ply has less flex , and as you are tiling over it , the finish doesn't matter too much , and the fact it would add say 18mm to the wall depth would be hidden by the fact that its to be tiled anyway . You may have to add a 'wider' facing around the doorway so it hides the extra thickness , but relatively easy to do ? Or is it worth looking at changing to a solid door ? Yes , I know it cuts space a bit , but depending whats on , say , the left hand wall , it may work , and its another way of stiffening up the wall , although it would need a builder .
