your plans shows all the rooms are existing do you want to have a new laundry with an outside door?

Yes if we can, at the moment the clothesline outside the balcony on the right hand side of the ground level. There is no exit from the balcony to the outside.

how do you reach the clothesline now?? what is the distance from the balcony floor to the clothesline ground level, is there an alternate clothesline area that would be easier to access through the ground level garage? one option would be to sacrifice bed 4 for a laundry mudroom with external access to the clothesline and entry from the garage, another option could be to incorporate the laundry into the ensuite and create external access from the ensuite and balcony space to outside...does either of these first thoughts appeal to you?

Thanks for helping out. First option will not work as I need the room also the garage is much lower than the bedroom4 level.

what are the walls made out of and is your ensuite due for a renovations or would a simple external sliding door be enough.

Brick veneer. Yes we will renovate it.

the shower could be about 1400 x 900 but i need more accurate measurements of the existing rooms to be sure

happy to try some new ideas but can you please check all the measurements and show a plan that has all the existing features (what happened to the spiral stairs and how do you access the other floors now?

my suggestions (based on approximate dimensions) include a variation in the new bedroom and ensuite that includes a biw over the top of the new stairs, bigger shower and vanity ....the master bedroom should have enough space for extra biw and drawers opposite the bed with a small sitting area inside the existing doors that have been reversed to allow more space inside the bedroom...the laundry door needs to open inwards and installed to one side (with matching external steps with a small landing to be safer to walk up and down) as the laundry is not wide enough for a central door

opening the master bedroom doors out is one way of increasing the walking space inside the bedrooms and keeping the doors closed and adding blinds and curtain will retain privacy for the bedroom ... the objects on the wall opposite the master bedroom doors are freestanding cabinets or bookshelves to suggest possible furniture arrangements and there's not enough details in the original plans to be confident of the exact dimensions but the built in wardrobes and drawers in the master bedroom are 60cms deep and as wide as the space available

the word is drawers ...this could be a low cabinet or chests of drawers or dressing table with a mirror or a wall mounted tv

whoever pays gets to choose permanent fixtures like taps and tiles, let kids choose paint and wallpaper colours

at least 1m square and steps in either or both directions but depends on how high off the ground and if you need a hand railing and the same arrangement should work with the laundry cabinets and door on the opposite side

more challenges!! if there's only 1600mm available in the new laundry the wall sections can be about 700-800mm wide to allow for suitable door openings but this depends on the way the doors are installed as a cavity slider needs the whole wall section to be rebuilt and a standard 820 wide external door should be able to open towards the inside as this makes the door more weatherproof and safer when there are steps outside...and with a 520mm drop to ground level (plus the depth of any new flooring in the new laundry i suggest that there should be a step down to a 1m wide landing plus a single step on either side and with careful planning the new steps could have a finished riser height (including any tiles) of about 175mm without spoiling the existing slate? BUT what is the distance from the outside wall to the railing at the edge of the verandah and what's on the other side of the railing as this may need some extra care and on site inspection by the trades people will provide more precise dimensions for all the new work

standard depth would be 60cm and as wide as you like ..size depends on what you need to store in the laundry...the plan shows a 900 wide tall cabinet for broom, ironing board, vacuum cleaner, buckets, dusters etc then a long bench over a front loader washer and dryer with a drop in sink, open space below for laundry baskets, cabinets and/or drawers and small wall cabinet for cleaning products and a hanging rail for drip drying and hanging freshly ironed clothes
