suggestions for our new build

We are late 50's couple with 1 adult child living at home. The house design is unusual because of the unusual shape of the section. We are using the maximum coverage of the section at 40% The views are to the North out of the 2 lounge windows and 1 floor to ceiling window.
We want this to be a house that has clever storage and all space to be utilised. Hopefully this is the house we retire to soon.
We'd really like suggestions how to better use the space we do have.
We have never built before and want to get it as right as we can.
Our long term plan is to use the 2nd bedroom as an air bnb space with access around the back of the garage through sliding door into the bedroom. The bathroom and bedroom 2 can be locked off from the rest of the house.
We have a medium sized dog and cat that share our space too.

This is where the kitchen is going to be. Where my husband is will be counter top at that height. with a big wide counter top to sit under. on the back wall double door fridge a metre gap. 2 wall ovens then a sliding door where the ladder is. A scullery. Behind my husband to the side of him a sink the cooker then space. Where the big flat plank is on the ground (ish) will be the movable island. you can see a taster of the stone wall which will be on both sides of the entrance hallway, the flooring will look very similar to this http://carpetdiscounters.co.nz/product.aspx?product_id=441 . Feedback on floor plan for open living area in new build

To me it looks like it would be better to have a smaller kitchen as being a 1 bedroom place the living/ kitchen area is quite small. I think having the essentials along the bedroom wall is good but the island makes the living area too small in the first plan, and in the second the cabinets make the walkway too narrow. I would put sink, fridge, oven along the bedroom wall then make any other bench and storage space more like moveable furniture to make the living area seem bigger. The kitchen may be able to be shut off behind doors (a bit like a euro laundry) when not in use to make a much bigger living room, especially if it isn't used a lot.

Kitchen lighting- new build.

My partner and I are designing our new build and we are now up to lighting, in particular kitchen lighting. We are having non-exposed scissor trusses in the living area with a lowered flat ceiling (2.4m stud) over the kitchen. Do we need pendant lighting? I am torn. I feel they are dust and grease gatherers, but also a great visual feature. I have attached a picture of our plan and inspiration for the living area. I am extremely grateful for any advice!
