Flipping of House Design

Hello friends,

We are looking at house designs and found one that we loved. The overall design of the house is great but we are not too keen on having the master’s in front. Do you think it’s possible to flip the master’s (bedroom 1) and living room? Hope you could give us some ideas on what to do.

Also, the study nook area is kind of a weird size. We know we are never going to use it so thinking of converting it to a walk-in wardrobe once the master’s and living room have been flipped? Do you think this is possible? Can’t wait for all your fantastic ideas!

Not sure where you're located, but a gravel driveway may help to soften the house versus asphalt or concrete. Soften up the area with grasses. Here's a link to a photo of grasses with a hot color palette http://www.spacemakerpress.com/catalogue/catimages/st05imgb.jpg You can always choose a more muted color palette as well. I would definitely tier the plan heights so they're taller against the house and gradually get lower. It would help to bring the house to human scale and not appear towering above. The pathway could be in a natural stone - the same color as the gravel driveway (if you can do gravel).

Spend the money and call in a professional to get the ground cleared. A good landscaper (or similar) will have the tools needed to clear this area quickly and they will be able to offer advice on how to keep the area clear or perhaps you can pay them to come in once a month to maintain the area. Sometimes we try to take on too much ourselves, when there are people who are fitter, set up and ready to go and will take the rubbish away - hence for the big stuff, I call in the professionals.

Thanks for your comments everyone. We've taken your advice (Luke and NH) and changed the island to a rectangle (1200 x 3000). We lose one breakfast bar seat but gain storage and dining room space plus it shortens the distances from the island to the cooktops. It also removes the need for a corner carousel. We're much happier with this result. Dairy_maid, we've done what you suggested and walked through some common tasks. Overall it works reasonably well although we may keep some coffee spoons and butter knives in the scullery drawers for morning toast and coffee. We've also invested in a "silent" rangehood which has the motor on the outside of the house behind the fridge and we've upgraded the scullery sink to one that is 600 x 400 (internal size). Fabrication starts tomorrow. Woohoo. Once again, thanks so much for taking the time to respond. The design has been significantly improved with your input.

Help! we are redecorating our 1980’s architecturally designed home. A new kitchen is going in - modern - white with a black stone top. The dining and living rooms have been opened up with a wall removal. some of the walls will be painted but the stairway and wall leading into the dining room will be difficult to achieve a paint finish. How can we achieve a modern look with some white painted walls and one very long wall will need wallpaper? Any ideas? Anaglypta? thankyou!

But yes from what I see I would swap them. View of front garden must more appreciated during day in living space when bedroom not in use and the bedroom back further will have less road noise.

what is the width and length of your block and the required setbacks from all four boundaries and is your driveway on the west and can you build the garage up to the boundary? and believe it or not.. flipping isn't as simple as it sounds as we need to find a different location for the wiw, doors and windows and do you realise how tiny the minor bedrooms are and what changes are allowed by the owners of the plans?

North to front absolutely swap master and living. There will be a better arrangement of family bath to get a basin in the toilet room
