building a home on acreage

Hi
In the design stages of building our home, it’s on 10 acres and the rear is facing north. It’s for my husband and myself plus our son may come. We have adult children and grandchildren so needs to be a decent size(although we are downsizing) we still want space.
The study/activity will basically be used by grandkids and their toys so want the w/c close to them.

Great big house and I’d be pretty happy. Have you looked at the cost of build compared to other layouts of similar size.?
one change- I would put the powder room and the guest bedrooms together so they can benefit from the straw toilet. Maybe flip master and guest bedrooms? Or take the toilet out of the family bath and make it a powder room of its own.

please describe your climate, do you have any good or bad views and with unlimited space i would have the house stretched longer so that the kitchen and family rooms are not so far from daylight .. is the building site flat or sloped, do you need to allow for water tanks, what is the total maximum size sq m that you're aiming for and can you add the dimensions to the rooms instead of sqm?

I recommend having the TV in a separate well-insulated room if you're having a great room/open floor plan. We combined a play room/media room and put french doors on so TV is visible from great room/kitchen, but noise is contained. Also, love having hand-scraped distressed wood floors that have withstood our kids and dog. Quartz counters have been proven crayon/paint/marker/anything-resistant. A mudroom with cabinets helps contain backpacks and coats by entry (ours is by garage entry since that's how we get in the house). Maximize built- in storage in every room--it's nice to have the option to store away all the toys/school projects/art supplies where they're used and played with. Consequently, we also put in a walk in pantry to store packaged foods and craft supplies. Can keep going, but these are good to start with. Goodluck!

In my experience Moewaka, it is usually more economic to keep as much of the existing as you can and add on what you need. Some things do depend on the level of finish you want to achieve too. In my opinion I perfer option 2 from the perspective of enjoying the sun in the evening and having the option of entertaining more so in the evening given the sun and house orientation. See you have a couple bi-fold doors in the living room so assume this leads out to a deck or some outdoor area for entertaining. Also the 3 main bedrooms will get the morning sun so will warm up till midday/early afternoon. Some something to note that Bedroom 4 in both options would likely be the coldest room in the house so probably some heating options would be required for this room. Thanks Kate, but one of my pet hates is not having a toilet in the bathroom. We are doing as owner builder(have done 2 previously) as builders charge a bomb if it’s not from their standard range.

It’s in Perth hills and yes there is a gentle slope to the land at the laundry size and this is where we will be locating the atu system as well as the water tank. Want to keep the house fairly rectangular as this will eliminate having too many valleys in the roofline. Want a semi sheltered alfresco so won’t be too exposed to sun or winter weather.

K s, I do like your home design.
The only thing I would look at changing is the door on the powder room toilet. I would change it, so the door is on the front of house side. This then stops the study having full view of the toilet. And the sight lines from family room may look into that toilet. Changing the door position would keep the powder room private.
