Thank you everyone for your comments. We live outside Christchurch, and the house was badly damaged in the quakes here. The post-quake rebuild process could safely be described as slightly chaotic, and the house company I am using are located some distance away (like on the North Island), which is why discussion with the architect has been - em - less than optimal. The architect threw something at me to get me out of my comfort zone I think and this is what's freaking me out! I think the windows on the east side are to come (no reason for them not being there), and probably a skylight in the kitchen roof. The section of land is narrow and steep, (this is a historic port town and with access from the south (where the view is); there is no parking other than on the street (south). Patricia - the laundry doesn't sit right with me either! Looks a bit like it's been glued on the side of the hosue. And it is too small as it is to store coats, shoes etc. This is the access to the back garden - thus the door (also means muddy boots can be dumped when we come in!). Entering a house through a living room is very common over here, especially where space is at a premium (small section, small house footprint).

You can follow watch for on sale drapery until you can get a lot that is the same. Put the rod at the same height over the mirror as it is over the window. You might paint an inspirational quote at the top of the mirror in the dark coral (using a stencil) so that you visually fill the space between the top of the mirror and the top of the window. You could get a sample size of pale green paint the color of the green in the bedding to paint an extra piece of furniture that you need that isn't quite right. A little desk or vanity, or even a round end table or a bench for the foot of your bed. Hope this looks like an interesting option to you. Later, you can go for graphic black and white bedding and put hot coral pillows on it with the same paint job and curtains and get a whole new look with just new bedding.

My very first thought was to paint the ceiling white. Some colourful artwork would be nice I think. I see you have some blue cushions, so some art with that colour would be helpful to tie it together and also a rug on the floor. What about a lampshade with a shiny chrome stand A tallish plant or two in white or pale coloured pots placed somewhere on the TV wall. I see something else on the back of the lounge suite that looks an interesting colour. Wouldn't hurt to bring that colour into the room too.

Hi, we are currently trying to sell our house that has had a room built that is not on LIM/drawings etc (we were aware of tis when we purchased the house 5 years ago). We had one potential sale fall through due to banks not wanting to lend due to this room, so we contacted a house inspection company who said we needed a 3rd party report and have it added to our property record. We went ahead with this and the report found that "this alteration work predated the implementation the 1991 Building Act and therefore a Third-Party Report (or old Safe & Sanitary report) is sufficient to deal with this unrecorded building work. " and the work done is "safe and sanitary". The also updated the drawings to include the modifications. Thinking we had solved the issue we have just had another bank reject lending due to this room. The council also attached a letter to our property record stating "Council is not obliged to hold such information on file but if it does so, you should be aware that Council’s actions in no way authorise, or give approval of, the work undertaken without consents under the Building Act 2004 or preceding regulation. Furthermore, Council has not inspected any of the work that is described in your application." Which makes it sound like the report is worthless. Does anyone have any insight into what we can do to resolve this issue? Cheers
