Need help with renovating a laundry (raising the floor)
Comments (7)Thanks :) Yeah decided to go with tile. So sand cement is ok over existing tiles if I prep them first? Only problem is, the new pad can only be about 30mm at it's thickest (leaving up to 15mm for tiles) otherwise it'll end up being higher than the hallway floor. So I either need to make the fall shallower or not bother with the waste and make it all level. If I made it level, could I use levelling compound at that thickness or would deck mud/sand cement be the best option? Also, should I be putting in mesh for strength? Comments (4)Thanks Ruth, I started off with browsing house values around the area, and Homes.co.nz is a good trade me site -spoke to agents for some tips. And now Im calculating how much I need done to give it a wow factor which is inline with the neighbourhood similar house valuation and one that was sold as well.. Its a long process Im sure - but hopefully being realistic and doing my homework diligently and plan it well-attention to details....it will somehow give me something to think about. Attention to cost specially. I have an excel spreadsheet to work on which my kind accountant taught me.....Feel free to contact me -we can share some tips etc. theres still a lot to plan before I embark oh hiring a designer/architect-for major changes as it needs to be properly drawn and submitted to council. (My motto =I hope it works on this is HAVE A PLAN, WORK ON IT AND GET IT RIGHT THE FIRST TIME.) TIME AND MONEY SAVER. Next would be a hunt for a builder that you can trust and rely on= it will be a nightmare to find a really good one for reasonable cost. I have no contacts for now. And hopefully after this Im praying I will have enough savings for me and my husband to retire...... Comments (0)Hello, I am hoping to get some ideas for reconfiguring the lay out for my 1950’s home I’ve purchased if anyone can help please? I am single, live alone and it will be my ‘forever’ home and has great views of the Tauranga harbour which I want to make the most of, of course :) Any ideas for one or all requirements are gratefully accepted thanks! They are as follows: 1. A new ensuite and walk in robe off the side of the front bedroom beside the lounge as I want that to be my bedroom with a view. There is sufficient room to build along the outside of that side of the house toward the boundary; the ensuite to face the view please. Perhaps change the entrance door to that bedroom off the hall way somehow? 2. Reconfigure a new kitchen; the existing one is quite skinny and there is really only room for one person between the bench and the return bench. No room to build out from that side of the house, but the deck is huge. I have considered building out over the deck but assume it would involve a lot of $ as would require engineers reports etc. The deck is a solid (old) concrete roof over what is now a block basement which used to be the old garage. 3. To somehow join the existing garage up to the house so I have internal entry from that. In the ‘joining’ space somewhere is where I envisage the front entry way with some storage cupboards etc as the house has almost no storage. The existing garage is an old tin one and needs to be replaced. It is also raised higher than the house level and there is as retaining wall between the garage and the house. Ideally I’d like to dig it all out and make it one level but that will be dictated by finances. However, I've been unable to work out how to join them if they are different levels - aesthetically wise. There would have to be steps down (which I don't really want if I’m getting old here…) so how would the roof line look right? 4. Reconfigure/Remove the existing toilet and/or bathroom as presently the main door into the house comes inbetween these and I don't want the entrance right beside the toilet - eek! The existing bathroom is also the laundry. My thoughts were to move them in to either bedroom 2 or 3, and extend to get another bedroom somehow, or, put them at the back of the new addition joining the garage to the house somehow? 5. The lounge and dining room have alcoves built in that serve no real purpose; both the dining and lounge could be larger if possible. I want to put my couch along the wall which backs on to the dining room so I can look at the view while watching TV etc. I’m not overly keen on open plan so thought I could build a wall there and move the entrance to the dining closer to the hall end of the lounge? 6. To retain 3 bedrooms, one to be used as an office. Comments (2)As well as echoing homeprojects advice , a few other things that look a bit 'funny' to me . Firest thing I would say is I'm on a 13" tablet , so everything is small , and I can't read quite a bit , like measurements , but I think I've got a fair idea of the design . TRhe other thing is that it says proposed groundfloor , but there's no stairs I can see , so is there an upstairs , and if so , what is there , and how do you get there ? The garage looks small , if its to scale you won't fit tools or the other 1001 things in there , you'll bash the car doors on each other , no bikes , all problems , nothing much positive . The laundry looks weirdly positioned , on several 'levels' . I'd possibly move/rearrange things so the laundry was about where the pantry is , with an external door . That means though the pantry has to go somewhere , so maybe where the bathroom is , and move the bathroom to where the laundry is ? Another , more logical ( to me anyway ) option would be a long ( or wide -- widthwise behind the kitchen ) pantry , and a long laundry that slots between the 'left' bedroom and the pantry . Basically , split the existing pantry and bathroom down the middles horizontally , whereas now it is vertical . That gets that bathroom closer to the bedrooms ( by moving it to the proposed laundry site ) , but also closer to the hallway for guests . The master with ensuite in the middle is unconventional , not neccessarily bad , but most people would expect the master to be the front bedroom . More an observation than a criticism , but of course , up to you ( and whether you intend to resell ) . And my final observation -- the lounge looks cramped , even the dining is a bit of a compromise . If there is another storey , that may answer that , but its got me confused . Some rooms are quite large and not quite indulgent , but generous -- others are smaller than I'd expect . Just my weird take ....See MoreSantie Nortier
