Comments (6)Thank MAJ we are living in a warehouse 320 sq meters. We have been here for 10 years and although we love the open plan..it's like living in a fridge in winter. So we have decided to spilt the space into two identical four bedroom apartments. We will build a mezzanine level and have 2 bathrooms and one kitchen. We currently have our laundry appliance in the kitchen behind a cupboard. With 20 year olds and their partners living with us on and off, we have a lot of laundry when they leave their dirty laundry stays behind. We do not want to create a laundry room but a compact laundry in either a bathroom downstairs on a kitchen. So my question is what have people tried and what works. Comments (9)Yes, measurements would help. Thank you aldrea1 for other explanation, though. That helps too. It sounds like you are going into a total gut-job! I love this! Great opportunity for your creativity. Also, it looks like you have a petite sized stove. With total remodel you can upgrade to a standard size range. Is this part of your plan? Are you going to replace any appliances? It would be good for you to keep sink and stove in original locations. It is complicated to move the stove's exhaust fan and the sink's plumbing. Not impossible, but probably $$$$$$$ and a lot of hassle…. So, I would start planning with those items--stove and sink on current walls. Wherever you put your refrigerator, it would be best to be sure side view is hidden. If refrigerator stays in current position, you could make peninsula a little smaller, so wall on the right of kitchen entrance could extend further and hide refrigerator edge----Or, move refrigerator to another location… Not too far from sink and counters, though. That would cause you inconvenience. You want a work triangle with not that many steps in-between. Do you currently have a dishwasher? Or are you planning to add one? Not much creativity in placement of a dishwasher---needs to be near water source and drain.. Comments (4)Thanks Ruth, I started off with browsing house values around the area, and Homes.co.nz is a good trade me site -spoke to agents for some tips. And now Im calculating how much I need done to give it a wow factor which is inline with the neighbourhood similar house valuation and one that was sold as well.. Its a long process Im sure - but hopefully being realistic and doing my homework diligently and plan it well-attention to details....it will somehow give me something to think about. Attention to cost specially. I have an excel spreadsheet to work on which my kind accountant taught me.....Feel free to contact me -we can share some tips etc. theres still a lot to plan before I embark oh hiring a designer/architect-for major changes as it needs to be properly drawn and submitted to council. (My motto =I hope it works on this is HAVE A PLAN, WORK ON IT AND GET IT RIGHT THE FIRST TIME.) TIME AND MONEY SAVER. Next would be a hunt for a builder that you can trust and rely on= it will be a nightmare to find a really good one for reasonable cost. I have no contacts for now. And hopefully after this Im praying I will have enough savings for me and my husband to retire......
