Landscaping, does it add value to your property ?
Comments (12)value to you or value when you put your house on the market? it depends on the project. yes, a well maintained driveway and tidy yard will *help* sell a property. elaborate/hard to maintain landscaping won't. many people actually will think 'wow that will take forever/cost a fortune to keep looking like that.' i think more people want easy care as their first priority, and wont pay any extra for an overdone yard. so these days, i'd go all minimalist for resale value. small grass area with automatic sprinklers in areas where expected rainfall will support it, more stone mulch and low water plants in areas that are dry. ticks are a problem and mosquitos as well, so a wildflower border needs to have a defined edge with grass/stone before sitting areas. the nice night lighting no one will ever see when you are selling your house unless its the sort that has its photos taken at night with all the lights on. we've just overhauled our pool area at our vacation home; our theory there is that we want the house to be at all times 100% ready to put up for sale when the day comes that its not fun to own any more. so that $25K won't improve the value of the home, it will keep the home saleable. and we'll get to enjoy it til then....See MoreStyling to Sell to Maximise Your Home's Sales Price

Comments (4)Thanks Ruth, I started off with browsing house values around the area, and Homes.co.nz is a good trade me site -spoke to agents for some tips. And now Im calculating how much I need done to give it a wow factor which is inline with the neighbourhood similar house valuation and one that was sold as well.. Its a long process Im sure - but hopefully being realistic and doing my homework diligently and plan it well-attention to details....it will somehow give me something to think about. Attention to cost specially. I have an excel spreadsheet to work on which my kind accountant taught me.....Feel free to contact me -we can share some tips etc. theres still a lot to plan before I embark oh hiring a designer/architect-for major changes as it needs to be properly drawn and submitted to council. (My motto =I hope it works on this is HAVE A PLAN, WORK ON IT AND GET IT RIGHT THE FIRST TIME.) TIME AND MONEY SAVER. Next would be a hunt for a builder that you can trust and rely on= it will be a nightmare to find a really good one for reasonable cost. I have no contacts for now. And hopefully after this Im praying I will have enough savings for me and my husband to retire...... Comments (0)An avid reader and a keen photographer I wanted to create a room for this 17yr old teen, that reflected what she loves. As you can see the before image, of the room is not recognizable. There was a small window where the beautiful window seat now resides. The windows were all placed side by side as they came from other parts of the house, to form the corner window look. This room needed as much light as possible being on the south side of the property. Before: After: The wall shelving was put up at the time of the renovation, the floors sanded and new cupboards installed (Terranova Building and Renovation Services). The beams and ceiling were stripped and painted Resene standard white. Before: After: Apart from the wallpapering which I had an installer put up, the rest of the room was painted by myself. The Curtain Lady, (Cambridge) made the window seats. Overall the room is very pleasing to the eye and has a lovely calm feel about it.
