Hi there, some advice please for a first time renovator.
I'm getting my kitchen redone and have a load-bearing wall that needs to come down.
I knew it would be costly but I'm concerned i'm being overcharged at $16,200.
Structural engineer: $1,200
$600 for initial consult and assessing floor plan
$600 for design work and site inspection
Builder: $15,000
Remove wall as per above instructions, plus another nib wall, patch gaps, gyprock, all finished ready for kitchen installer. *This price does also include laying floorboards approx 12m2 (labour only not materials).
Total: $16,200*
It's a two-storey brick townhouse and the second floor is on concrete slab, so I know it's not going to be cheap but almost $16,000?? the size of the wall coming down is about 3m long.
Would appreciate everyone's input on whether this is absolutely standard pricing or exorbitant as I just have no idea. The space is funky and in all honesty it will REALLY open up the space alot.
Kitchen reno is quoted all in at $42,000 so technically i'm putting a $60,000 kitchen into a small 3brd townhouse, wonder if I'm over capitalising.
