Add your towel rails into both bathrooms. Need a rail for each person’s towel. Or are u doing heated towel rails? These would need to on a lot to dry several overlapping towels. Besides that the 1800 vanity looks fine. I have a single basin 1500 vanity and it’s fine for me and my 3 kids/adults now.

Great idea to put cabinet at door end. What are you doing with either side of bath, it appears to be space that is not able to be used for anything and will just need constant cleaning….? Where are your towel rails going?

How many and who will be using the bathroom? Where are you going to hang the towels? The layout looks a bit wasteful. I would swap the toilet with the shower, more privacy. And enclose. For a busy household I like three individual ares where the wet areas can be shut off, the toilet in a separate room and the basins in an open area. That way se real people can be using at the same time, especially kids. No squabbles that way.

My suggestion, wet areas one side, dry areas the other. The toilet has some privacy behind the vanity.

Thanks dreamer, that was the design we were thinking but with the window 1m from floor level, I thought it might be nice to sit in the bath and look out at the treetops and sky. Plus at the moment when you walk in the main bathroom first thing you see is the toilet, pride of place!! Hate it, so thought walking in looking at the bath would be nice.

Thanks Kate and Kay. The towel rails would go beside the toilet and vanity near the window. Thinking heated for both and hand towel either end of the vanity. Ensuite towel rail would be on the wall with the window and toilet.

I guess I'm just nervous as the main bathroom now is hugh (proposed WIR minus linen closet) and want to make sure the new one is big enough and works well.

“Form follows function” A functioning space is not always beautiful. How many times a day would someone be having a bath and looking at the trees, albeit sideways. If you sit in the bath and look directly out the window, you won’t get a sore neck.

I really like the layout, except that I would move the vanity closer to the door. This would make for more space by the 2nd basin and leave a good space for towel rails that is easily accessible. When the door is opened the vanity is the first thing you’ll see, not the toilet, the bath can be centred under the window and be a feature. The shower behind the door makes sense to me, it gives wall space for taps and also for a niche. Using an in-wall toilet cistern would mean the toilet could sit back further and be less noticeable.

to avoid the hard to reach corners my suggestions includes a back to wall corner bath and tall storage on either side of a wall hung 1800 double vanity plus mirror doored wall cabinets for toiletries, inside the vanity has plenty of space for cleaning products and toilet paper, tall cabinets with doors for towels and/or open shelves for plants or display and underneath the wall hung vanity is floor space for a waste paper bin, scales, slippers etc i've shown locations for several towel rails and there should also be hooks next to the shower and on the back of the door for an extra towel and dry clothes...it's a generous bathroom and should be very comfortable for two adults to share and the offsett window makes the bath location even better

The thing that I feel most concerned about is the floorplan for the Ensuite and WIR, it has a lot of wasted space as per the plan you have posted, and the door between them showing the toilet side on. Do uou want help with this. You also mentioned not being able to change the window in the main bath as it's above the garage, not sure what that means.

Not being a fan of showers at the entrance to a bathroom due to water on the floor (sorry OKL just a personnel thing) I Have the shower on the end wall trying to work with the window, You would need to tile up to and around the window to prevent water damage. Because it is 2900 wide you could have a bench seat with towel rail or storage, with the shower having a wide glass screen to allow a view from the bath .There is wall cabinet above the vanity up to the wall of the shower, this cabinet is only 600 in height and allows for extra storage

Hi, this is my main, similar layout but single 1000w vanity, enough mess area for my 2 kids lol however yours much bigger room can justify single 1200w or 1500w double vanity , dont need 1800 i think , Good luck! Pro tip, i did a double rail towel at two heights if you lack walls space

1500mm is too small for a double vanity. I would go the 1800mm. Having a smaller length vanity with two basins leaves minimal bench space.

Hello Jen, I like the layout of the main bathroom with the loo and vanity backing the stairs (on the right of the plan). You can always include a dwarf tiled wall between loo and vanity and I feel 1800 is better for db vanity. The tall cupboard is not so necessary as the linen is just outside. But your walk in robe: my suggestion is to have two straight runs of hanging, db hinging, shelves and if the window is there have a seat with store in it and above it. That way NO DEAD corners and longer robe space too. And long mirror at the end is great!. Maybe in this layout of ensuite it might be nicer to have the loo directly ahead of the door (so not on view from the bedroom) with vanity along the bottom wall: double with the window above the vanity. Who says both basins have to have mirror? It looks great and much more space: very nicely done!! Cheers Margot

I hadn't thought about the water in front of the door! We are looking a wall hung vanities and mirrored shaving cabinets. Also like the idea of the two storage cabinets either side of the vanity.

The builder and plumber have now had a look and all ok, just extra cost with asbestos removal. I expressed my concern about the space around the vanity and bath. He has done a smaller vanity but after reading this tonight, I think I will take it back to 1800 and maybe moving the vanity to the corner.

Builder also suggested changing to a smaller window in the WIR with seat and shelves to the side. Really haven't focused on that area yet. Hoping to run the ducted AC (from where the new main bathroom is going) down in the corner of WIR so we have an outlet downstairs.
