Pop a basin in the main bathroom WC. Extra functionality for little cost. If you don’t have the walk in linen as walk in and just make the shelves enclosed cupboards you’ll have room in the opposite corner for more storage or a desk space.

@bigreader it's funny you say that and I was thinking the same while posting. Basin can be added in there no issues.. Original plan had toilet inside the bath.

The kitchen etc is up to how you live and cook. I couldn’t live without a sink in the main area. I don’t think it’s the best use of space. Your scullery takes us a lot of space to house a sink and dishwasher but there are plan people on here that are better with layouts than me.

I am going to have a since either in the island or change the layout to allow one on the external wall in the main kitchen. It is just that the one in Scullery would be an extra one.

Hi Nasir, Good to see you have come up with a C shaped homed as suggested on previous post.

The revised plan just posted is a lot better. The hinged external door is better use of the wall. Regarding the corner dead space….have a full tall cupboard or bench height cupboard from the laundry side. This can be utilised for laundry products, pegs etc etc.

,,example. Laundry cupboard Could be drawers or just shelving. Same height as kitchen bench. This will leave two straight cabinets in the kitchen with no awkward corner.

@dreamer thanks for your comments as always. What do you reckon if I moved the laundry to the main bathroom area near secondary rooms? I am feeling with pdr/scullery/and laundry all in once place will make things a bit cramped and I am feeling the scullery might not be of good/decent usable size

These were the dimensions roughly in an earlier version of the per/scullery and laundry which now is slightly changed.

Regarding moving the laundry to main bathroom area…..yes, that would be my choice. But, what would you change and make smaller to fit the laundry space into? You are already at 55% build ratio, so you can’t make the building bigger. The only area that could be reduced is deleting the walk in linen, and have built in cupboard along a wall, included into the newly created laundry.

working on some ideas but my rough estimate has your total floor area at over 266sqm including alfresco and porch ?? but what style of roof will you have and is the alfresco included under the main roof?

pending further information my suggestions include alternate location for laundry and linen with bigger scullery and space for the extra powder room or a mudroom ..and in oreder to keep within the 233.25sqm floor area and keep the roof shape simpler there had to be some variations in room sizes

@oklouise - sorry I just saw these messages. Honestly don't know the style - sorry don't have right knowledge of what would be good for room Style? Obviously something good from Energy point of views? It has BAL it's going to have Anticon type insulation.

I am allowed 50% covered area and upto 55% can be approved if justified - reckon we can justify that. Block is 424 sqm (12.95m front and 32.75m Long).

That coverage excludes alfresco portico - anything that's not fully covered from all sides.

Oil I was thinking similar moving laundry. Can you combine laundry and Linen and put bathroom on exterior wall where laundry is in your plan. Moving external door to end of hall next to bed 3

Just this morning and by a dear friend who advised to consider flipped kitchen and living. I think it looks good too. What's your viewsz. It's roughly similar to the one you got minus (Scullery but obviously that's rough sketch). It wasn't added because of not having enough space. See below.

unable to read your last plans but my new suggestions has the living and kitchen reversed, a walk-in pantry with sink, generous linen, family bathroom and toilet with external windows, there's the extra more private powder room, small mudroom and the laundry with extra storage space stolen off garage and swopping study and lounge with wide opening will brighten the long entry hall but all changes are still within the 55% total floor area of 233.25sqm.. all these changes include some sacrifices but a simple hip roof would allow for a raked ceiling in the kitchen family room but extra internal doors will help zone noise, heating and ventilation

Hi Louise! Are you able to share pdf or a clear version of this? I needed to share with the builder and a screenshot is a bit unclear.

I don’t think the flipped version works as well for the kitchen in oklouise’s latest design as the sculler entry aligns the the middle of the island.

i prefer study near front door with wide opening to lounge and kitchen at the northern and the laundry near bedrooms where most of the washing happens and lose the second pwoder room in favour of the mudroom storage....and the latest scullery has similar counter and storage area without the corner cabinet although one side of the counters should be only 450 deep or less to allow for more standing room and/or deeper linen cabinets but size of the whole room is determined by the doorways to bathroom, toilet and bed 3 so not possible to make last scullery any bigger unless other rooms are reduced...and entry to the pantry is fixed without losing too much counter space in scullery or changing bathroom, bed 3 and toilet... personal message me direct for a clearer plan

external walls are 20cms and internal walls 10cms in my CAD program and your designer will allow for more accurate dimensions depending on what building materials are chosen
