Thanks Kate - I hadn't thought about making the existing bathroom the ensuite to the main and creating an entrance to the bedrooms from the lounge - that's a great idea

I was thinking of creating an entrance to the bedrooms from the dining but was concerned about privacy.

Good option from Kate to have a ground floor main bedroom. It would be a big step backwards in value to lose a bedroom altogether. Is your budget $50k or $250k because anything with plumbing on a slab is expensive and adding a bathroom generally will need permits etc?

My budget is $100k. I had another idea of removing the bath and creating two smaller bathrooms from the original bathroom space back to back - one the ensuite from the main.

$100k practically/unfortunately doesn't go far these days in construction...that aside I'd be hesitant/cautious to reduce number of bedrooms as this typically diminishes real estate value/resale options but I'd be consulting with a local agent before making such a decision...probably best to retain flexibility/options as you could always utilise the 2nd bedroom for robe/dressing amenity for your own needs, and/or a study and this would be far more cost effective. $100K will be swallowed up in a blink with new wet areas and reconfiguration of doors, walls etc....maybe consolidate to working to refit/update within existing spaces, maybe moving the bathroom door closer to the bedrooms....and maybe adding a skylight / light tunnel into the internalised laundry and passage if it can fit depending on upper level/roof etc......suggestions/options/potential will ultimately be controlled by budget

the option I gave means bedroom 2 can be converted back later if needed for resale. Do what you want with bed 2 now. If that means moving the wall the widen dining room then do it. Upstairs could be 2 bedrooms or one and study and storage. It all depends on budget. Could spend more putting bathroom upstairs for master.

I plan to live in it for three years with my teenage daughter hence the need for two bathrooms. I'm then hoping that my parents will move in so I wanted the master suite to be a nice space for them. Don't necessarily need a bigger dining room. I work from home so a study space is important. The kitchen will definitely need an overhaul. Thanks for your ideas

So I think you would be looking at two bedrooms downstairs for you and your parents and an upstairs retreat for your daughter as she will be able to navigate the stairs to use the bathroom.

Is it possible that you could take the garage for your space when your parents move in, is there car parking space

it looks like there steps at front and back doors so does that mean there is a timber floor with crawl space instead of a concrete slab? as that might makes changes easier but imo the current placement of stairs restricts the location of any upstairs bathroom and I can't find any useful space for a wiw when biw provides better storage without stealing floorspace off bedrooms ... my suggestions includes several options to consider with parent upstairs with own bathroom or sharing downstairs bathroom but strongly recommend that you confirm accurate dimensions, consult a plumber and builder and check with local council about their rules and fees before making any decisions

Thanks so much @oklouise. I met my parents at the villa yesterday and they are very excited. We made a few decisions:

- we will keep the stairs as they are

- the existing laundry will become the second bathroom - shower, toilet, vanity

- the existing bathroom will now incorporate a French laundry, shower, vanity and toilet so won't be an ensuite to my parent's room

- the entrances to the two bedrooms on the ground floor won't change but we will add a double cavity slider from the dining room into Bedroom 2 so that area can double as an office/lounge in the future. It will also allow more light into the bedroom corridor

- the wardrobes in both rooms downstairs are in good condition so will remain in their current locations

- upstairs we are just going to put a built in wardrobe in the stair alcove at the top of the landing

- they love the deck, open plan/lounge kitchen dining!

I am not sure what floorplan software you use so I would be very grateful if you could make those tweaks to the plan. I am meeting the builder onsite next weekend so it would be great to share with him.

Some dimensions are missing from your floorplan, but suggest that the following might work for you and your teenager, My teenagers loved their attic bedrooms with the bathroom at the bottom of the stairs, you might consider installing a second opening skylight.

You mentioned refreshing the kitchen but I would consider moving it into the dining space even though the sliding door is full width, this would open up the whole space making it feel lighter and larger. The plumbing and electrical would just need moving along the wall.

This would also give great access to the second bedroom for your work from home space from the kitchen etc. The laundry could be under the stairs in the garage using the plumbing from the bathroom. cheers

Personally I hate the internal bathrooms and would do all I could to have windows in them.... Cheers Margot
