Renovating Design Dilemma

Floor plan feedback

Hi all,
Hoping to get some feedback about our current renovation plans. Pic below of house as it (pic 1)is and the future plans (pic 2).
We will have sound minimising insulation in all the walls around bedroom 1 and the study and will have sound minimising CSD’s around the rumpus space. Any thoughts and tips appreciated before we finalise.

Looks great. I can see a/C in lounge. What about rest of house.

We originally had one in the rumpus but we removed as that side of the house is very shaded and generally stays cool. We have put a heat transfer unit in for winter to use ducts to take the heat from the fire up to the bedroom and rumpus area. Otherwise just ceiling fans.

To me it looks like it would be better to have a smaller kitchen as being a 1 bedroom place the living/ kitchen area is quite small. I think having the essentials along the bedroom wall is good but the island makes the living area too small in the first plan, and in the second the cabinets make the walkway too narrow. I would put sink, fridge, oven along the bedroom wall then make any other bench and storage space more like moveable furniture to make the living area seem bigger. The kitchen may be able to be shut off behind doors (a bit like a euro laundry) when not in use to make a much bigger living room, especially if it isn't used a lot.

Hello Jess. Some concern with your laundry and living room entry door, this is a high traffic area and you have door collision. Would you consider flipping the laundry and having access from the garage? If not consider some folding doors instead. For the ensuite layout I would switch the toilet and vanity but use the bedroom wall to house the vanity. Consider a sliding door shower. Just wondering if you would square off bedroom 2, it seems the extra space in the master is wasted anyway. Bedroom 2 could put a desk there, another bed, just seems a bit more practical. my suggestions has the central entry and a small study off the living room...(twin desks provides more counter and wall storage and avoids sitting face to the wall) there's a generous laundry mudroom with direct external access, a bathroom with separate powder room, more space in the master suite with the window offsett for furniture and more privacy from views across the courtyard and reversing the wiw and ens allows for morning sun in the shower and the wiw creates a sound barrier against the guest room.. adding furniture helps suggest room sizes and there's various setdown spaces and extra storage throughout the house ...luckily there's plenty of room for more than minimum offsets to create a garden, alfresco, courtyard, screened spa room, entry, kitchen and laundry porches, garden sheds and drying areas and careful choice of building sizes allows for a neat gable roof with the extended eaves and a hip roof over bed 3 keeps the whole roof simple and economical to build

Thanks for taking the time to give feedback. Some food for thought. Agree with extending the linen closet for sure and will have a look at the dimensions that would give us if we flipped things with rumpus/study

Dimensions would help as I also think you need a toilet in the laundry area etc. plus how the house sits on the block

Hi Ellie, First and most importantly: where is north and where are you? It is vital if possible to get the passive solar design right and if it isn't in the existing home to make it right in the renovation. I do not like the internal toilet and see it could step back with window to the walkway with the hall going the other side of the room. the laundry is not large enough and I'm not sure there is enough robe for the master either. I do not see you need a third toilet as someone suggested: two is plenty. I would maybe be looking to avoid the dead corners in the kitchen too with Moving the stove to the bench with sink and have the top end open so there are no dead corners. Drawers everywhere and wall oven tower with the fridge. It looks good but only if the house is right for where the north is! Cheers Margot

Thanks for your feedback. North is top right kitchen corner. We get the morning sun over the ocean in the living space.
Good feedback about dead corners- will look at that. We will have drawers and have the wall oven tower which we love and will keep. The laundry room will remain the same size as it is currently and I am confident it is large enough as we have lived here for 6 years with no dramas but appreciate it’s hard with no dimensions. We would love more wardrobe space in the bedroom but have had to compromise as couldn’t find the space for more unfortunately without extending which is not in the budget.
