Yes it is a bit further where we have the kitchen now from the garage - its hard to tell from these images of course(!) but we are on a hill site that has all front yard for entertaining and amazing view, so we wanted all of the areas possible to face out/open onto this. The back side is looking mostly at retaining wall so it would be quite dark if we put the kitchen on that end. The bedroom is the 4th one and as it is only my husband and I, it won't be used that often so we prioritized having the living areas bright and in the best spots over the guest bedroom.

Could you put the laundry behind doors so that you won't see it with the walk through...by the way...I am just over the water in OZ, know what you mean by costs... will get some pics....this would be my option...just going on what you are saying.... The good thing about this is that you can shut the laundry away except for when you are washing...... I would have the washer with the dryer next to it if you can and put a bench over the top of the both of them....for this it is worth getting a front loader if you haven't already got one.. this will avoid the bench on the other side...it can all be contained and done on the one side of the laundry. Don't go for sliding doors ...the glass look great but they will need a bottom track and if they don't have one...they will move a lot....not great for this even though they look great. As for having the bench over the top of the washer and dryer, you can then have overhead shelving, does not need to be cupboards as the bifolds will hide what is in there...double cost other wise. hope this helps...Robyn

I can't get the picture to blow up big enough to see much , but unless you are running a backpackers , I would suggest 1 bathroom for 3 bedrooms would be all you need , in fact unless you are having a 'grannie flat' or similar built in , I would think that 2 bathrooms and a 3rd powder room with its own handbasin would be all you really need . Of course , more is more luxurious , so having a second ensuite is good , having a shower and WC in every room has advanatages , mind you so does having another with a bath and twin showers , 3 seperate WC's in case you have 100 people visit , a seperate spa room with its own shower and toilet , a sauna , an outside pool with its own male and female changing rooms with showers -- in other words , do what YOU want once you get past the basics . And I'm not a fan of two doors from 2 bedrooms into a bathroom -- especially if there is a bath or shower and a toilet -- it relies on everyone working together , but also on everyone pushing the right combo of locks so that there's no accidental walking in on someone .
