Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. The master bath in this Franklin Estate home was original to the early ’90s and ready for a complete gut and makeover. The layout worked well for both husband and wife, but they were ready for new high-end amenities. Adding a fully programmable heated floor, custom cabinetry topped with gorgeous quartz, and a completely custom remote-controlled electrical system were just a few of the luxuries. The new spa shower with rain head and handheld Hansgrohe fixtures are perfect for a quick morning wakeup or end-of-the-day relaxing soak. A must-have for “her” was the Kohler Sunstruck oval freestanding heated bubble massage air bath, that replaced the old clunky built-in corner tub. A must-have for “him” was the Toto Neorest with Actilight technology. This toilet is truly a revolutionary innovation at the peak of luxury. This intelligent toilet uses an integrated UV light and special glaze to break down dirt and grime in the bowl and rinses it clean with ewater+. And with other features like a heated seat, deodorizer, and warm water sprays, Neorest 750H delivers an unparalleled sense of relaxation in the most comforting and refreshing ways possible.

The master bathroom features custom cabinetry made by hand with drawers that are enclosed around the plumbing. The large shower is made from carrera marble and marlow glossy tile in smoke. The carrera marble flooring features a wide basket weave patern with a smoky gray and black dot. The toilet is also upgraded to a bidet.

The clients did not care for a tub in this bathroom, so we constructed a spacious full shower instead, with a niche and bench that is tiled in a beautiful sage green tile arranged in a vertical stack pattern. These colors and patterns fit in seamlessly with the Mid-Century Modern style! When designing the vanity, the clients opted for a more modern look by choosing a floating vanity, meaning the cabinets hang off the wall and do not touch the ground. The cabinet doors are a slab style, which means there is no paneling or decoration of any kind; which is another very modern touch. The vanity was made of maple wood and was finished in a warm golden stain. The vanity was topped with a stunning sparkling white flecked quartz with a 3-inch edge cap, which gives the illusion of a much thicker countertop. This bathroom also included a Japanese-style toilet, with features such as a seat warmer and bidet. To illuminate the space further, we installed two recessed can lights in addition to spectacular globe-shaped vanity lights- which is a key element in Mid-Century Modern design. Now, to finish out the space! We installed stunning marble-look hexagon tiles for the bathroom and shower floors and opted for striking champagne bronze fixtures to complete this Mid-Century Modern aesthetic.

Our clients desired a stylish, modern aesthetic with timeless elements to create balance throughout their home. With our clients intention in mind, we achieved an open concept floor plan complimented by an eye-catching open riser staircase. Custom designed features are showcased throughout, combined with glass and stone elements, subtle wood tones, and hand selected finishes. The entire home was designed with purpose and styled with carefully curated furnishings and decor that ties these complimenting elements together to achieve the end goal. At Avid Interior Design, our goal is to always take a highly conscious, detailed approach with our clients. With that focus for our Altadore project, we were able to create the desirable balance between timeless and modern, to make one more dream come true.

This house has great bones and just needed some current updates. We started by renovating all four bathrooms and the main staircase. All lighting was updated to be clean and bright. We then layered in new furnishings for the dining room, living room, family room and entry, increasing the functionality and aesthetics of each of these areas. Spaces that were previously avoided and unused now have meaning and excitement so that the clients eagerly use them both casually every day as well as for entertaining.
