DOWNLOAD NOW This unit, located in a 4-flat owned by TKS Owners Jeff and Susan Klimala, was remodeled as their personal pied-à-terre, and doubles as an Airbnb property when they are not using it. Jeff and Susan were drawn to the location of the building, a vibrant Chicago neighborhood, 4 blocks from Wrigley Field, as well as to the vintage charm of the 1890’s building. The entire 2 bed, 2 bath unit was renovated and furnished, including the kitchen, with a specific Parisian vibe in mind. Although the location and vintage charm were all there, the building was not in ideal shape -- the mechanicals -- from HVAC, to electrical, plumbing, to needed structural updates, peeling plaster, out of level floors, the list was long. Susan and Jeff drew on their expertise to update the issues behind the walls while also preserving much of the original charm that attracted them to the building in the first place -- heart pine floors, vintage mouldings, pocket doors and transoms. Because this unit was going to be primarily used as an Airbnb, the Klimalas wanted to make it beautiful, maintain the character of the building, while also specifying materials that would last and wouldn’t break the budget. Susan enjoyed the hunt of specifying these items and still coming up with a cohesive creative space that feels a bit French in flavor. Parisian style décor is all about casual elegance and an eclectic mix of old and new. Susan had fun sourcing some more personal pieces of artwork for the space, creating a dramatic black, white and moody green color scheme for the kitchen and highlighting the living room with pieces to showcase the vintage fireplace and pocket doors. When your primary bathroom isn't large, it's so important to address the storage needs. By taking out the built in tub, and adding in a freestanding tub, we were able to gain some length for our vanity. We removed the dropped soffit over the mirrors and in the shower to increase visual space and take advantage of the vaulted ceiling. Interest was added by mixing the finish of the fixtures. The shower and tub fixtures are Vibrant Brushed Moderne Brass, and the faucets and all accessories are matte black. We used a patterned floor to create interest and a large format (24" x 48") tile to visually enlarge the shower. This primary bath is a mix of cools and warms and is now a high functioning space for the owners.

Keeping the integrity of the existing style is important to us — and this Rio Del Mar cabin remodel is a perfect example of that. For this special bathroom update, we preserved the essence of the original lathe and plaster walls by using a nickel gap wall treatment. The decorative floor tile and a pebbled shower call to mind the history of the house and its beach location. The marble counter, and custom towel ladder, add a natural, modern finish to the room that match the homeowner's unique designer flair.

This lovely River North remodel features many new and bright things. The floors are Anima Statuario porcelain tile that includes a lovely swirl of black. Blue-green cabinets hide a surprise kitty litter box inside. On top of the cabinets sits under-mount sinks with brass widespread lavatory faucets. The shower features a sit-down bench and lovely in the wall shelf. A handheld showerhead is accompanied by a wall-mounted one as well as a three jet shower system.

1 Collect Bathroom Ideas to Decide on Your Layout

Firstly, consider your space. Is it rectangular or are you working with a long, narrow room? This will determine how many wet walls you can accommodate, and if a bathtub can fit. For example, in a narrow room a freestanding bathtub may not work, and a one-wall layout that lines up shower, toilet and vanity on the same wall will make sense in most cases. (It’s also the most budget-friendly option in terms of plumbing). Maybe separate rooms for toilet and shower make sense? Maybe you want to work with a window above a bathtub or in the shower. You may live in an old house where you can keep some of the original character of the home, or you may be working with a small apartment space. All these considerations are vital in deciding on which layout will work best for you. Have a look at some popular ideas to get started.

2 Consider How You Use Your Bathroom

Once you’ve gathered some inspiration, have a think about who is using the room, and how they will be using it. A single guy needs a lot less storage than a teenage girl, and a family bathroom may need to consider elderly family members. Making your bathroom wheelchair accessible could save you thousands down the line. You may also want to accommodate a washer and dryer in the bathroom, since it’s where clothes are taken off frequently. Also consider safety and cleaning. Ensure no-one will slip and hurt themselves, and consider that many little tiles will make for many little nooks for grime to accumulate, whereas big surfaces like a sink that is integrated with the vanity counter, or a big mirror will make wiping down the surface much easier than having sinks sitting on top or an intricately designed mirror.

3 Your Style Determines The Colours and Fixtures You Choose

When looking at bathroom photos on Houzz, you’ll probably lean towards a certain style pretty soon. Are you into rustic charm, modern beach house style or a mix of styles? This will determine if you opt for whites, greys and blues or if you go for dark cabinets, black floor tiles or bronze fixtures. Specifically, you want to consider:

Tiling

Are you going to tile floors and walls? There’s so many possibilities, from your choice of tile to how they are laid. If you’re budget conscious, you may want to consider a wallpaper or paint for certain areas. A simple grey tile can make room for other elements to shine, while mosaics or a subway tile can make a great feature wall.

Lighting
