We completely gut renovated this pre-war Tribeca apartment but kept some of it's charm and history in tact! The building, which was built in the early 1900's, was home to different executive office operations and the original hallways had a beautiful and intricate mosaic floor pattern. To that point we decided to preserve the existing mosaic flooring and incorporate it into the new design. The open concept kitchen with cantilevered dining table top keeps the area feeling light and bright, casual and not stuffy. The home wasn't built with a bathroom, so we tried to imagine what it could have looked like had it been added in the 20's, the period of the existing clawfoot tub. The Greek key motif added some interest, the console sink saved space in this tight bath. The wainscoting is nearly entirely original, a few rotted boards got replaced using wood salvaged from elsewhere.

This master bathroom is elegant and rich. The materials used are all premium materials yet they are not boastful, creating a true old world quality. The sea-foam colored hand made and glazed wall tiles are meticulously placed to create straight lines despite the abnormal shapes. The Restoration Hardware sconces and orb chandelier both complement and contrast the traditional style of the furniture vanity, Rohl plumbing fixtures and claw foot tub. Design solutions include selecting mosaic hexagonal Calcutta gold floor tile as the perfect complement to the horizontal and linear look of the wall tile. As well, the crown molding is set at the elevation of the shower soffit and top of the window casing (not seen here) to provide a purposeful termination of the tile. Notice the full tiles at the top and bottom of the wall, small details such as this are what really brings the architect's intention to full expression with our projects. This Master Bathroom showcases fabulous blue millwork, a mosaic backsplash that goes right ot the ceiling, crown moulding and a gorgeous, shower with a bench and soap niche.

The 1931 built home had a full-height basement, but with many of the original hot water heat pipes hanging low. The boiler was relocated and replaced with a tankless on-demand heat system, allowing for a unobstructed ceiling throughout the space. An egress window was installed, allowing great natural light to flood into a new bedroom; a walk-in closet, office nook and a three-quarter bathroom with a bench seat in the curbless shower. Classic subway tile and hex floor tile compliment the original bathroom upstairs.

The bathroom enjoys great views. The standalone white bathtub placed beside a large window is equipped with a Hans Grohe tub filler. The window features a soft custom made roman shade. We furnished the area with a blue patterned garden stool. The bathroom floor features a hexagon mosaic tile. We designed the walnut vanity with a marble countertop and backsplash, and his and her undermount sinks. The vanity is paired with unique mirrors flanked by tiny lamp sconced lighting. The master shower has a heated floor, built-in bench and recessed tiled niches for storage. Italian mosaic tile in a custom pattern was used on the main wall of the shower.

This brand new master bathroom was designed in this historic South Pasadena Craftsman bungalow taking special care to be consistent and compatible with the details and integrity of the 1914 home. Note the beautiful board-and-batten wainscot, full-inlay cabinets, custom baseboard and period sconce lights.
