DOWNLOAD NOW   The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.” The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala. Our client approached us while he was in the process of purchasing his ½ lot detached unit in Hermosa Beach. He was drawn to a design / build approach because although he has great design taste, as a busy professional he didn’t have the time or energy to manage every detail involved in a home remodel. The property had been used as a rental unit and was in need of TLC. By bringing us onto the project during the purchase we were able to help assess the true condition of the home. Built in 1976, the 894 sq. ft. home had extensive termite and dry rot damage from years of neglect. The project required us to reframe the home from the inside out. To design a space that your client will love you really need to spend time getting to know them. Our client enjoys entertaining small groups. He has a custom turntable and considers himself a mixologist. We opened up the space, space-planning for his custom turntable, to make it ideal for entertaining. The wood floor is reclaimed wood from manufacturing facilities. The reframing work also allowed us to make the roof a deck with an ocean view. The home is now a blend of the latest design trends and vintage elements and our client couldn’t be happier! This laundry room was quite compact. It was 1" too narrow to allow side by side washer/dryer. By stacking front-loading units, we were able to include cabinets for all your laundry storage needs. The washer / dryer had panels applied to blend in with the surroundings so you wouldn't even know they were there.

Here, storage cabinets provided a home for the homeowner's linens and an additional refrigerator, catering to her love of entertaining.

In the laundry room, functionality met creativity as the client's desire for a multi-purpose space unfolded. The laundry units were strategically moved to the corner of the room, opening up space for a new vision.

An original 1930’s English Tudor with only 2 bedrooms and 1 bath spanning about 1730 sq.ft. was purchased by a family with 2 amazing young kids, we saw the potential of this property to become a wonderful nest for the family to grow. The plan was to reach a 2550 sq. ft. home with 4 bedroom and 4 baths spanning over 2 stories. With continuation of the exiting architectural style of the existing home. A large 1000sq. ft. addition was constructed at the back portion of the house to include the expended master bedroom and a second-floor guest suite with a large observation balcony overlooking the mountains of Angeles Forest. An L shape staircase leading to the upstairs creates a moment of modern art with an all white walls and ceilings of this vaulted space act as a picture frame for a tall window facing the northern mountains almost as a live landscape painting that changes throughout the different times of day. Tall high sloped roof created an amazing, vaulted space in the guest suite with 4 uniquely designed windows extruding out with separate gable roof above. The downstairs bedroom boasts 9’ ceilings, extremely tall windows to enjoy the greenery of the backyard, vertical wood paneling on the walls add a warmth that is not seen very often in today’s new build. The master bathroom has a showcase 42sq. walk-in shower with its own private south facing window to illuminate the space with natural morning light. A larger format wood siding was using for the vanity backsplash wall and a private water closet for privacy. In the interior reconfiguration and remodel portion of the project the area serving as a family room was transformed to an additional bedroom with a private bath, a laundry room and hallway. The old bathroom was divided with a wall and a pocket door into a powder room the leads to a tub room. The biggest change was the kitchen area, as befitting to the 1930’s the dining room, kitchen, utility room and laundry room were all compartmentalized and enclosed. We eliminated all these partitions and walls to create a large open kitchen area that is completely open to the vaulted dining room. This way the natural light the washes the kitchen in the morning and the rays of sun that hit the dining room in the afternoon can be shared by the two areas. The opening to the living room remained only at 8’ to keep a division of space.
