3119 Harrison Street consists of two contemporary, 3,000 square foot homes near San Francisco’s Mission District. The project involved excavating the lot 12 feet below ground level to make room for a shared six car underground garage, and two subterranean residences. The town homes were designed with a modern and clean approach, utilizing light wood tones and a minimalistic style. Both homes were thoughtfully designed to maximize space efficiency, allowing residents to live comfortably in an urban setting where space is always at a premium. To make the most of the residence's outdoor space courtyards and rooftop decks were also created as a space for entertaining.

The rooftop palapa is a perfect spot for gazing over the ocean while enjoying tequila from the barstools perched up to a drop leaf dining surface or taking a nap on the queen size bed swing!

This once was a small cluttered space so we decided to open the floor plan up and give this space a bit of contemporary flare. We created small rooms with soft plantings within the surrounding perimeter walls. porcelain tiles in the Kitchen area. repainted existing doors to add a splash of color. San Rafael Overview: This garden project began with the demolition of an existing pool and decks cantilevered over a hillside. The garden was originally a Japanese-themed garden retreat and free-form shaped pool. While the client wanted to update and replace many elements, they sought to keep the free-form characteristics of the existing design and repurpose existing materials. BK Landscape Design created a new garden with revetment walls and steps to a succulent garden with salvaged boulders from the pool and pool coping. We built a colored concrete path to access a new wood trellis constructed on the center-line view from the master bedroom. A combination of Bay friendly, native and evergreen plantings were chosen for the planting palette. The overhaul of the yard included low-voltage lighting and minimal drainage. A new wood deck replaced the existing one at the entrance as well as a deck off of the master bedroom that was also constructed from repurposed materials. The style mimics the architectural detail of the mansard roof and simple horizontal wood siding of the house. After removing a juniper (as required by the San Rafael Fire Department within the Wildland-Urban interface) we designed and developed a full front-yard planting plan. All plants are Bay-Friendly, native, and irrigated with a more efficient in-line drip irrigation system to minimize water use. Low-voltage lighting and minimal drainage were also part of the overhaul of the front yard redesign.

Trabajamos con un matrimonio y les realizamos una reforma integral, se tiró toda la tabiquería y se hizo una distribución completamente nueva. El objetivo de nuestros clientes era dar la vuelta a la casa, las zonas más "públicas" (salón, comedor y cocina) estaban abajo y había que pasarlas arriba, y los dormitorios que estaban arriba había que ponerlos abajo. Con una terraza de 70 m2 y otra de 20 m2 había que crear varios ambientes al exterior teniendo en cuenta el clima de Madrid. El edificio cuenta con un sistema de climatización muy poco eficiente al ser todo eléctrico, por lo que se desconectó la casa de la calefacción central y se instaló suelo radiante-refrescante con aerotermia con energía renovable, pasando de una calificación "E", a una "A".

Large deck off the master bedroom offers a place of refuge with views of the Flatirons the owners wanted. An equally large flying roof overhangs the deck providing shelter and shade. The roof deck features concrete pavers sitting on a Bison pedestal deck system for drainage and maintenance.

On this waterfront LIC roof deck, our clients asked for a modern garden that offered protection from sun and wind. The rooftop receives a mix of sun and shade, resulting in a vibrant mix of shrubs, grasses, and trees. The beach style planting is drought tolerant.
