These repeat clients were looking for a relaxing getaway for their family of five young kids and themselves to enjoy. Upon finding the perfect vacation destination, they turned once again to JRP’s team of experts for their full home remodel. They knew JRP would provide them with the quality and attention to detail they expected. The vision was to give the home a clean, bright, and coastal look. It also needed to have the functionality a large family requires. This home previously lacked the light and bright feel they wanted in their vacation home. With small windows and balcony in the master bedroom, it also failed to take advantage of the beautiful harbor views. The carpet was yet another major problem for the family. With young kids, these clients were looking for a lower maintenance option that met their design vision. To fix these issues, JRP removed the carpet and tile throughout and replaced with a beautiful seven-inch engineered oak hardwood flooring. Ceiling fans were installed to meet the needs of the coastal climate. They also gave the home a whole new cohesive design and pallet by using blue and white colors throughout. From there, efforts were focused on giving the master bedroom a major reconfiguration. The balcony was expanded, and a larger glass panel and metal handrail was installed leading to their private outdoor space. Now they could really enjoy all the harbor views. The bedroom and bathroom were also expanded by moving the closet and removing an extra vanity from the hallway. By the end, the bedroom truly became a couples’ retreat while the rest of the home became just the relaxing getaway the family needed.

The kitchen and dining room in this 1960’s colonial were cramped and uncomfortable for any sort of large entertaining or crowd. With a small 3’ bump out along the back wall of the home, both rooms became much more spacious and useable. The kitchen addition allowed for a large center island and hearth cooking center as the focal point for the whole kitchen. While the expanded dining room, now allows room for a large holiday gathering, neighborhood card party or a group of kids after school. The custom kitchen was designed with Omega Cabinetry, leathered granite countertops around the perimeter and Ceasarstone on the island. The custom hearth hood encapsulates a 36” Thermador professional gas range top that makes cooking a joy! Alongside the 36” built-in Subzero French door refrigerator a Thermador steam/bake oven and convection oven offer the homeowner tremendous cooking and baking options. Finally, the microwave drawer in the island makes quick warm ups easy for the 3 children. Additionally, the kitchen was opened up dramatically to the home’s family room, creating an open feeling and central place for the family to gather. Our clients bought two adjacent rowhomes as investment properties, and we designed and completed a gut renovation of each property. Both homes have two units and near-identical floor plans; a 2-bedroom, 2 bath unit in the basement and a larger “primary” unit with 5 bedrooms and 3 ½ baths taking up the top three floors. This project includes a 3rd-floor addition and a rear addition across the back. This gut remodel creates contemporary living on the bustling 13th street corridor in the sought-after Columbia Heights neighborhood. Light and airy finishes were used throughout. The first floor has an open concept floor plan with a modern European-style kitchen, white oak hardwood flooring, and luxurious finishes. The clients selected all-electric appliances for greater energy efficiency. The waterfall edge quartz countertop kitchen island features an overhang with bar seating and a chef’s sink. The kitchen cabinets are soft-close with glossy white acrylic uppers and custom teak graining lowers. Large French doors lead from the kitchen to the private rear wood deck, enabling indoor-outdoor living. Additionally, the main floor has a covered patio at the front entrance
