Living room layout dilemma
Just knocked down and opened up this space it will be used as a living room. Could have the potential for a second dining room.
Any ideas on how to layout this space to maximise it. We are looking at purchasing new furniture options as well, but wanting a layout plan before purchasing. Any ideas thanks?

11 months agoTwo options…….1. Square dining table, with an elongated sofa in front of fire. Tv offset or above fire. ……2. rectangle dining suite with square sofa with tv offset or above the other fireplace.

Comments (43)Now it's beginning to work! Luv the rug! A few more red showstoppers, and I luv the post about matting your family pic, and larger frame for it. Looks like you might be a bit uncomfortable with the great post idea of moving your sofa out into the room away from wall. If so, could you accept putting it diagonally from the entrance doorway, across that corner where it is, stopping at the edge of your window? That's a bit of a move outward, still can see the fp and tv, and show off your new rug, which could go diagonally in front of the sofa. Then, if you like that, after a while you could move it on out as Deb K suggests. Sometimes intermediate steps are more doable for us than those big changes.Same with painting; if you could first paint just the fp wall, then later paint other walls...seems some color would really make it more homey. Comments (4)Thank you for ideas the room is little dark in day but I love the night effect, we are repainting so could look at half the tone of current colour, the chairs I have in the room are silver. The photo does not reflect this, wonder if gold would be odd the stone sofa has metal legs, the house is 1970 ContempOry but I love to mix old and new, and wanting elegant French look, what type of comfy chairs should I get to match sofa and where would they best fit, do you think the armoire go next to fire.? with our old settee should I keep this single chair but cover it? I wonder if it too bulky? Also the leather chair is brown should I keep this in the room or not. the mirror above chairs is silver and gold frame should I shift it /paint it /leave it and add tall lamp in this ares to make reading corner, and can pull in chairs when have guests? Comments (5)Thanks for responding. We're in Auckland, New Zealand and close to the sea. Outdoor living is quite important but it does get chilly in winter so it's a balance. There are three adults and two young children in the household (one of the adults is an Au Pair who likes to spend time in her own room in the evenings). The kids will watch their cartoons generally in the morning and a bit before dinner. Then in the evening my husband and I will relax and watch TV. Right now the kids' toys are in the family room downstairs. We are foodies and like cooking. Generally when guests come over we all hang out in our small kitchen at the moment. The dining table we use for every meal time. We also like the idea of being able to get to the deck from the kitchen, rather than having to carry food in summer through the lounge/dining. Comments (1)I think you are wasting money . I'd leave the columns , do a couple of bi-fold aluminium doors , do a nice leather corner suite , and artwork , a Tv , make it more livable . I'd do a glass balustrade on the small stairs , 3 or 4 creeper type potplants and a couple of 'objects d'art' along the solid balustrade . Do you have another dining room ? 11 months agoI think by moving the unused fireplace , you could make this a tv area or dining area, then have a couch and two chairs, coffee table around the fireplace, it just needs a little thought on placement but it could look a really warm and inviting room. Mixing formal and casual pieces could look great.
