Thanks Orangecamera. It's still a work in progress and mud everywhere Sorry we did look at having the steps' off set' but it didn't seem to go with only three steps and a small area. And about the zen well the cats are doing that for us much to our disappointment (it's still like a litter box to them). We went to the garden supply place still not knowing what kind of stones we were getting. We stood in front of all the bins (there where many). We even looked at mixing some. The grey stones had a bin more the size we wanted but we ended up getting the golden fleck. It was a little smaller, which was a shame, the bigger ones were so mixed in their grading it looked too messy. So this is what we finished up with. It was seagardens that got me thinking away from grey and nwduck mentioning the drainage. So this has really helped. Also everyone seem to think the wooden steps needed to go a lot lower. Hello people, Question time again. Im trying to match indoor and outdoor colour to my project around the living and pool area. I have 10 Meters of space to work with which includes 5 meters width of the living area. If i break the colours indoor v's outdoor it will make my area look smaller, more confined ? If i use polished concrete inside and try and match the colour outside, the surface will get hot. Soooooo... I have added some photos here. I went and purchased a box of man made granit tiles 80x 80cm. Keeping the shiny for the inside and tried "honing" the surface of the other tile as a test so i could use it outside and keeping the surface of the 'honed tile" slightly textured to ensure not so slippery and matching the inside colour. After coating this honed tile it has gone slightly darker which is ok. What im wanting to know, is this ok to do ? will there be any down the line effects of the tile if its outside in a wet area ? it maybe only wet for 3 months of the year for a few hours at a time. My challenge here is price V's product / Styling / practacality -Timber is too expensive for outdoor application / requires maintenance -Marble expensive -Natural stone expensive also if anyone has any solutions / kmowledge / advice it its ok to hone an indoor tile and add a protective coating for the outside. this would be much appreciated. Excuse my duh-ness but i'm having difficulty trying to follow whats going on here. Are these two photos an exact replica of your house and pool ? If not a hasty sketch with dimensions could help a lot. By kitchen wall do you mean the wall behind the bar ? And where is the pool wall ? Are you considering the covered area as being "inside" ? Sorry for all those questions lol Sometimes when you have a design problem you need to turn it inside out or on it's head. If you can't beat it maybe embrace it by making a feature of it : i.e. contrast by having the lightest colored pool surround and a great blue or tile inside and under the overhang, something that will echo the water color ? If you have a great covered area as in photo you'll most likely be spending a lot of time there and it could be soothing to be able to sometimes retire into a darker inside. In my book, 10M isn't small and also contrasting two floor colors doesn't necessarily make a space seem smaller and confined and may in fact even open it up. Could it be that you've thought yourself into a box here ? Sometimes one needs to give it all a good shake up and see how it resettles.

Without looking it up , the new Credit Regulations came in on 1 Dec , and there is a fine of up to $200,000 for every instance of 'irresponsible lending' . The problem seems to be that it isn't defined . So a couple who have been together for 5 years , saved $100k , both on $100k plus , have $50k of cars that they are prepared to sell and drive $5k ones , plus 1 lot of parents has $50k to lend them . A house that is $1million they can afford . But what if the female gets pregnant ? What if he loses his job and takes 2 months to get a $50k job ? What if the parent dies and the lawyer wants the $50k back ( or $37.5k of it to distribute to other siblings ) ? Those clothes trucks that go around the lower income suburbs sell a pair of 'knock-off' designer jeans to a solo mum for her 14 year old daughter . They charge $5 a week for 20 weeks , mum and daughter are happy because it fits their budget . You and I can probably find them on-line for $40 , they might be able to too , but to get $40 might mean missing a couple of meals or not prepaying the power , so they don't . I am a director of more than 40 companies . Probably half of them I own 99% of shares , others I own 33% or 40% or 50% . Pre-Covid , combined turnover was well over $250k a day , my property holdings are well into 8 figures . In June/July when I bought the Lincoln Street property , the mortgage was almost a formality -- I've dealt with the same bank for 35 or more years , have good cashflow and own a reasonable whack of my properties . Almost all have mortgages , and the more valuable ones also have floating charges , but I doubt I am classed as a risky borrower . Tenders close on this place in just under a month , but as it is technically not livable ( a couple of walls have been taken out and additions started -- they have closed it in with building paper and ply and wrap ) , I cannot get a mortgage , even though my intention is make it better , spend up to $1.5mil , and live there for at least 15 years ( I will have turned 70 by then haha ) . So if I do get it , rather than a approx 3.5% mortgage , I will have to get it via Bridging Finance ( at 11% ) , then after a year or 18 months , when everything is complete and Lake Crescent ( my current place ) is hopefully sold , and hopefully the rules have been clarified , I then go the through process of getting registered valuations and applying for a mortgage etc . Assuming Lake Cres sells for around what everything thinks , even after spending $1.5M on alterations , the mortgage should be under $2M and valuation likely to be around $7.5M ( land and stables etc will make up about half that ) , but right now its harder to get that than it was to get funding for Lincoln Street , which depending on exactly how it all pans out , will be $15M plus when complete .
