Hi anna_cannon, having a plan drawn is a good start, you might want to put the dimension on the plan as well just to help others know exactly where everything is. This is what I think works given the information I have. Not sure if you how much renovation you are looking at and whether you need both doors to the back but I kept them just in case. Basically I have grouped similar functions together such as (freezer, pantry) (linen, washer/dryer, sink), and (bench, coat hanging close to the doors in the back) ... all the plumbing stays the same to keep cost down. Hope this gives you an idea on what's possible in your multi-functional space.

I would suggest your plumber links the hot and cold fill pipes to the supply UNDER the sink - this gets rid of unsightly pipes and while he's there get him to move the taps to the L side of sink. I would then create a broad drop down counter top to create a place to sort your laundry ready for hanging out to dry or to fold ready for ironing This drop down counter top to be hinged to R side of washing machine and ensuring the taps are not impeded. If you can't do the drop down version then create a free standing top made out of a piece of MDF/laminated board to put over the sink and washing machine for clothes sorting & folding. This free standing top can 'live' at the side of the washing machine when not needed. I would then put shelves above the folded back counter top to store washing powder and sundries. I would store the washing powder etc in colourful or white boxes to keep the place looking tidy and uniform. Handles on the boxes for ease of access. Oh I do love organising - can I pop round and do this for you? Hope all goes well with the changes.

I won't bother with lattice, barrels are partially obscured from the street by fencing and if I put it up I would have to work around the lattice in order to turn the valves for water. If I can just make better use of collected water I'll be happy. We are at the end of our growing season so I should be cleaning up the garden and putting it to bed for the winter, just can't seem to get motivated. We had our first frost last week. Usually, our average early frost date is 1 November. I got almost no produce from garden this year, but there is always next year. Chookchook2 I've seen some of those decorative metal panels and they are gorgeous, sure hope your budget will allow you to get some before too long. Most of our state has been on fire for a good part of the summer. The closest is across the river from us and they have been battling it for almost a month. Some friends have had to evacuate repeatedly. We've only been concerned once, a small grass fire on our side of the river on a day we had wind gusts up to 65mph. Fortunately, it was put out quickly. Australia and New Zealand have both sent firefighters to help with the blazes. I can't begin to tell you how appreciative we are. The closest fire was fought for almost a week by local volunteers only as there were no other resources available. They were all on other fires. The Army National Guard (reserve troops) were called out to help with support duties and for the first time ever the federal Department of Natural Resources (DNR) asked for civilian volunteers to help with non firefighting tasks, cutting fire breaks, moving supplies etc.

Hi Nic, I've been stuck with shower-over-baths in a few rentals and they can be slippery death traps! They also get grotty in summer with bare feet, post beach showers etc which limits usage as a bath anyway. If your kids are old enough I'd go for just a nice big shower area or a separate shower with a compact freestanding bath if you can fit one. If your kids are little or the above won't work for you here's some tips to make a shower over bath safer and easy to use: - Pick a bath with an absolutely flat bottom and anti slip texture at the shower end (those suction anti-slip mats are worse than useless). - Position the shower screen so that you can step straight onto the anti slip part. - Make sure the bath edge is low enough for the kids to enter end exit easily. - A hand held shower head that can move up and down would be a nice addition.
