Hello There: Your home looks like it has some good bones and period features. No one has yet to comment on marrying subway tiles on lower walls, with tongue and groove cladding on upper walls of your space. I am thinking this finished look could well end up looking quite "busy." Lots of competing "grid" lines, etc. If I understand correctly, this space is actually, or ultimately will be, a bathroom. Perhaps you do not want a wood product on lower sections of the walls because of potential water damage, etc. That said, there are excellent paints, sealants, etc., that you could apply that would guard against this. If painting, using Zinsser Sealant as base coat is a good starting point. As another alternative, you could use much larger tiles on lower portion of walls, oriented vertically. I am thinking 12" x 18" (or 24") tiles. Of course, these are more challenging to install, given their greater size and therefore, weight. Despite this, if you have an excellent tiler, it can definitely be done. For example, you could choose glass tiles, either clear or coloured. Going even further, you could install glass panels to lower sections of walls. You could "back paint" them or not. You could apply paint or even wallpaper (with a wonderful design and colour way you'd likely never tire of) prior to installing glass panels. The wallpaper idea, especially if design is more curvilinear in nature, would not be competing with verticality of tongue and groove, but rather, would complement and enhance it. If beautiful wallpaper (or heck, even a mural or timeless design could be painted directly on walls) is applied and then covered with clear glass panels, the overall effect would be akin to that of an art installation. Naturally, glass panels would be considerably more expensive, but would provide a more seamless, less cluttered appearance. Should you like this idea, simply check what thickness of glass would work best, both for aesthetic and safety purposes. If you have a bit of time to shop around for best supplier and price point, you could well suss out a source that will not "break the bank!" :) To affix glass panels to the walls you want to use hardware that is anodized. As an idea, you could use anodized lug nuts that are usually used for automotive purposes. I just looked up "anodized lug nuts" and see they are available in wide array of wonderful, decorative colours. This hardware would be visibly holding your glass panels in permanent place, but they would be a small attractive design element, ultimately adding another layer of visual interest to your space. I believe glass panels would tie in very well with your great, textured/mottled glass panelled door and transom. Too, I think the overall look would achieve a really attractive marriage as various materials, along with period architectural features would "read:" old, new, and timeless. Thanks for the replies! My wife suggested we talk to a local real estate agent, so i think that is a good idea... just that Im not sure how helpful they are likely to be if we arent selling yet :) As for saving for our dream house, I dont disagree, however if doing this up nicely over the next ~5 years or so while we live here nets us some extra in the eventual sale, then that of course will help us as well. Interesting thing happened today actually. I got a knock on the door and one of the older neighbours asked if he could take some lemons from the tree. I of course said yes. Anyway he was telling me he had lived in the street for 40 years. I asked him if the house had always looked like this, and he said no that ~30 years ago the old old owner did a massive renovation and pulled off the timber and put up the bricks and gutted the inside of the house. Interesting stuff!

With any post war house built in the 50's the connection from in to out is non existent. Depending on where living rooms are located i would take some of the fantastic windows out and replace them with French doors, or bi folding doors and connect the house to the site. The colour scheme from Karen is perfect to lift the kerb appeal and give it a modern twist. With land costing more than houses these days and the fact that you seem to have quite a big block, after looking at paint colours, opening up the living dining kitchen areas to the outside with a roofed area. Even combining a flat roofed carport which will widen the house to the street making it seem a bigger house, can carry the new look with say an enclosed section for garden equipment, to the opposite side to the house, and if you are lucky enough to have that near the living area it can be used as both car cover and outdoor living. I always think a good landscape architect is worth their weight in gold, to give you a landscape plan, to suit the soil type, your skills level and your preference in planting. Divide up the exterior space to provide outdoor rooms under a tree, paths that lead to some special spot for kids, maybe even a veggie patch with a chock run, and make sure that you use the entire yard, front and back by enclosing part of the front yard in fencing which suits the style of the house, while providing some planting to the street. If allowed a gate structure to blend in with the house, a dedicated pathway with planting each side to the front door, fantastic fencing and consider natural materials like a hand laid stone fence with timber or powder-coated aluminium inserts, to give this house an entry, not sure where the front door is now, so that is not a good look. Gardens always enhance a house, they are never a wasted effort, and if you are not gardeners, make sure the landscape architect knows that and he will be able to select low maintenance plants. All the paint in the world will not give the desired effort that the garden will do to that paint work.

INCORPORATING A LARGER PANTRY AT THE EXPENSE OF THE OVERALL KITCHEN DESIGN Just because you may have a large corner pantry or built in internal pantry currently doesn't mean you need to, or should incorporate another one in your new kitchen. There are now smarter storage solutions on the market such as the Blum Space Tower or base drawer units which allows you to maximise storage but achieve more benchtop space or incorporate larger appliances into your new design. 3. PURCHASING YOUR APPLIANCES BEFORE YOU HAVE MET WITH YOUR DESIGN CONSULTANT By doing this, you could be limiting the design possibilities of getting a much more functional kitchen based on your current pain points and how you and your family like to use the kitchen. It is always best to have an idea of what size appliances you would like to incorporate and discuss this with your designer but I suggest you wait to buy any appliances until you have seen and discussed a potential design concept. NOT ALLOWING ENOUGH WALK-ABLE/WORKABLE SPACE By not allowing enough circulation space, you can make your kitchen feel cramped and not workable. You need to allow enough space for 2 people to work comfortably in the kitchen and for appliances such as the fridge and dishwasher to open without any obstruction. To allow enough circulation space it is recommended that you have between 1200-1300mm minimum of space between benchtops, in smaller kitchens I wouldn't go less than 1000mm of space between benchtops. 5. HAVING A KITCHEN ISLAND WHEN THERE JUST ISN'T ROOM A kitchen island is a great feature and very functional, but if your space is too small it is best to forget about this option rather than try and squeeze an island in and realise that it affects the flow of your kitchen and its functionality. In most cases it is best to incorporate a kitchen island when your room allows for at least 1000mm of space on either side of your island for traffic flow.
