Hi, Thanks for the response. :) I am following CCC Residential Suburban and Residential Suburban Density Transition Zone. It seems you can build 1m from boundary without having a window facing the boundary. I thought it seemed close, but if it gives me more space on the sunny side of the property then I'm happy. I wasn't sure how worthwhile it was me building interior/external walls into my design. I think a real draftsman would only use my dimensions as a guide and bin my project designs. I've only used the boundary line to design the entire thing, then used some Objects to give a visual guideline.

I am stripping 80s era wallpaper from our whole house in preparation for painting. Most of the house house been fine - the gib underneath has been in good condition. However in the 70s extension we have uncovered extensive areas of mould which is resistant to normal cleaning (warm soapy water). The gib itself is dry and we have cut a whole in the wall to check that the timbers and insulation appear to be dry as well. Does this gib need to be replaced or would a professional painter/decorator be able to clean it prior to skimming?

This two stage renovation included opening up the back of the villa for a large new living areas, and renovating the front of the house for a garage and more formal landscaping to the street. The villa needed some TLC, so bedrooms and other existing villa spaces were refurbished using traditional villa details. A pavilion style extension was added to the rear of the villa, to house a new kitchen, dining and living area, media room and study. A large deck flows out from the living areas and connects the house with a generous, private outdoor play area. A separate laundry/scullery and new bathroom were inserted into the villa where it meets the addition, and an ensuite/walk-in wardrobe was added to the master bedroom. BEFORE AFTER!

We are thinking about adding a fourth bedroom. We have 30 sqm available in the 40% of land regulations. We would also like a bigger kitchen - our ideal includes a scullery with a sink, but would settle for just bigger. This is our house and site plan, do you have any ideas?
