Shared bathroom, doubles as ensuite, long narrow space! Help!
Comments (13)Thanks houssaon and rinqreation! Funny - hubby has the same 2 door hate! It sounds like I'm being outvoted on the shared ensuite idea. :) We've actually been set on both the configurations you suggested, we moved away from yours houssaon because we really wanted to keep a closed off office space (and hubby built the front deck and landing already for the door at the end of the hallway!). And I don't know why we shifted the door on the bedroom back to the same area, I think it was about having easy access to all the kids bedrooms. But maybe we should shift it back as you suggest rinqreation. Joice, the door at the end of the hallway is the front door, the entrance closest to the street, that you would come to first if you were a visitor. Not totally necessary, but we reinstated it before we decided we wanted the entrance up the stairs (middle bottom) which would be under a carport. Thanks for all your input!! Comments (4)Low ceilings = flush lights. Before you purchase carpet get 5 or 6 agents round to value. Ask each for their opinion on what they think will appeal best. Ask them if you could get away with just laying underlay. For the wow factor make sure your budget is spent on items that you can take with you - think a huge 6fx3ft mirror, a bright modern art print, a mirrored console table etc. No need to splash out much just one item in a room or two to indicate wow. A patio table and chairs in the garden are also needed for the selling photos as they will help the buyer to see scale and the garden will appear more homely. A bowl of fruit in a chrome wire bowl in the kitchen will also add wow - stage with green apples and yellow lemons for example. So, to sum up the spend on 'wow' should be limited and only to what you take with you. As for the estate agents some of them do try very hard to give good sales advice so when you book them to value explain that the property is being flipped and you would welcome any ideas on how to present it. If you do have a small bathroom, don't despair! There are always options to make better use of the space, introduce additional light, and just add a touch of luxury! The use of glass and light colours can greatly enhance the sense of space, and modern Solatubes can not only introduce excellent natural light where you need it most, but also come in models that provide ventilation, and LED lighting once the sun goes down. If you have mains pressure water, consider adding a rainhead to your shower. The inclusion of a built-in shower niche shelves not only look great but provide a neat spot for all your shower supplies. If you currently have a shower curtain, chances are it has caused you despair at some point or another. A low-profile tiled hob with a glass door will do an excellent job of containing the water (especially ideal if you do want the rainhead!), and you will never have a wet, cold, shower curtain clinging to you again. Comments (2)As well as echoing homeprojects advice , a few other things that look a bit 'funny' to me . Firest thing I would say is I'm on a 13" tablet , so everything is small , and I can't read quite a bit , like measurements , but I think I've got a fair idea of the design . TRhe other thing is that it says proposed groundfloor , but there's no stairs I can see , so is there an upstairs , and if so , what is there , and how do you get there ? The garage looks small , if its to scale you won't fit tools or the other 1001 things in there , you'll bash the car doors on each other , no bikes , all problems , nothing much positive . The laundry looks weirdly positioned , on several 'levels' . I'd possibly move/rearrange things so the laundry was about where the pantry is , with an external door . That means though the pantry has to go somewhere , so maybe where the bathroom is , and move the bathroom to where the laundry is ? Another , more logical ( to me anyway ) option would be a long ( or wide -- widthwise behind the kitchen ) pantry , and a long laundry that slots between the 'left' bedroom and the pantry . Basically , split the existing pantry and bathroom down the middles horizontally , whereas now it is vertical . That gets that bathroom closer to the bedrooms ( by moving it to the proposed laundry site ) , but also closer to the hallway for guests . The master with ensuite in the middle is unconventional , not neccessarily bad , but most people would expect the master to be the front bedroom . More an observation than a criticism , but of course , up to you ( and whether you intend to resell ) . And my final observation -- the lounge looks cramped , even the dining is a bit of a compromise . If there is another storey , that may answer that , but its got me confused .
