The house looks very livable. I love that you have concentrated on creating one nice bath with separate walk in shower and a windowed tub! Since you have already thought of it, I'm going to assume that the attic is for future expansion and cannot be adapted for use as the current "away room." We are also in the process of designing a small house, and we've designated our study as the "away room." Ours will open off the dining room. If you switched the locations of the Study and Bed 1 on the same side, you could put french doors or an extra wide door with etched or decorative glass from the hallway into the right hand corner of the study. This would give you a really long diagonal view through the lounge and out the french doors, and from the lounge through the study to the window at the far end... The study window should be increased in width to match the neighboring window in Bed 1, and it then becomes ripe for a small window seat, either a clip on bay bumping out, or a "built-in" bay using narrow built ins on either side. Or both: build "in" for now, putting file cabinet drawers under the window seat, and angled corner units in for storage, and add the bump out bay later when you know whether your offspring would prefer a really cute desk, or a window seat, or a bed nook. You would, alas, lose the door from Bed 1 into the bath.... but honestly, there are lot of doors into that bathroom already, and that one has substantial collision potential. It might be best to make the single access point that door from the laundry. Either a glass panel set high in the bath room doors or a transome would make it easy to tell when someone is in the loo. Other ideas would be to split the nook under the stairs, so that half the depth opens to the lounge, and the other half to Bed2... with the wall thickness, you probably get close to 600mm or 2' on each side. Add a deep bookcase or other built in, and you're easily at a depth that makes both spaces very tucked in. Lastly, if funds allow a shallow bay window over the kitchen sink would visually expand the kitchen, particularly if you could arrange it so that the counter runs right into the bay.

[houzz=] Here is another that uses the corner well. This also will help offset the lack of symmetry on the range wall as well. Your cabinet maker would need to work out all the measurements. The base drawers to the right of the range may need to be reduced in size to be the same as the ones on the left, which will also help balance the wall. This tall unit to the left of the range will help to balance the large pantry on the right. Where the below picture does not show it, you would have room to place a small matching wall cabinet to the left of the corner tower to balance and to balance out the space between the window. Then you can still have some type of unit to the left of the sink with the appliance garage, but it would not need to be quite as wide and would give some space next to the sink. Look at this more and see what you think. There are some very unique features to your plan. A very high level of customization and much thought has gone into it. It is going to be beautiful. Thank MAJ we are living in a warehouse 320 sq meters. We have been here for 10 years and although we love the open plan..it's like living in a fridge in winter. So we have decided to spilt the space into two identical four bedroom apartments. We will build a mezzanine level and have 2 bathrooms and one kitchen. We currently have our laundry appliance in the kitchen behind a cupboard. With 20 year olds and their partners living with us on and off, we have a lot of laundry when they leave their dirty laundry stays behind. We do not want to create a laundry room but a compact laundry in either a bathroom downstairs on a kitchen. So my question is what have people tried and what works. Thanks

You have a good nice project planned here, with your kitchen now a part of large living space. Here, though, are some cautions and suggestions. Your extra-large peninisula counter and full window wall over the sink seem to be features that you like and want - but they also cause some problems with this plan. If two people are ever in the kitchen, one will be trapped there. And even for one, the peninsula forces an irritating hike around it to the table for serving and clean-up. Table and array of counter stools are uncomfortably close together, creating congestion especially when occupied. And while your back wall may well contain a fridge, wall ovens, pantry and cook-top, it would just barely do so - and leave no other space at all for counter. This, together with your nice bank of windows on the outside wall leave no space at all for upper cabinet dish storage. I agree with Laurie that an island here would be much preferable. I would put the sink and dishwasher on an island, with fewer stools, and some mid-height dish storage - letting gatherings of more than two or three enjoy the table in a conversational arrangement instead of facing away from the room in a row. I would also minimize the window array a bit, and extend the kitchen toward the dining table window a foot or so - and put the wall ovens at this end of the "L" - with no side wall at the left. This would distribute your countertop space more happily among your work stations, allow for some upper cabinet storage, and make the kitchen feel more part of the nice big room, instead of separated from it by the peninsula. Perhaps a careful in-person visit with a kitchen designer would be wise before you build this fun new addition. Good luck! Mark
