What would you prefer?

Hi, In the process of planning an extension (downscaled version). My priority has been to ensure that the house can have the flexibility to be a 3 bedroom (guest accommodation in current main lounge), however at the cost of living space , tgough the room would remain as extra lounge when not in use for guests perhaps (which I know is not great and now I'm doubting myself). Otherwise we increase the living space and remain as a 2 bedroom without flexibility. We cannot afford to build a larger extension. So I ask what would you prefer? Attached are the layouts (The larger living space layout was created Jonathan on here, whom has been very helpful for us). I should also mention this is not our "forever home". Many thanks. Any thoughts appreciated.

Remain as 2 bedroom, with larger living space.

Can you put the room dimensions on your floor plan, I think you have other options that aren't being explored with regards the guest accommodation. Also, what is your budget?

The minimum is 1219mm. By the way in your new design do you have a landing space to the left or right of your oven? If you opt for less distance maybe your designer should do some research on ovens that have doors that open side ways instead of top down.

If I had a small child, definitely. Plus, I use my bathtub for so much more than baths. It's also great for pet baths and other cleaning duties. I don't have a utility sink in my laundry, so maybe if I had a utility sink, I would not need the bath tub so much.

Would you go a black or near black timber floor?

Sorry for the delay....well I still haven't quite got to the floor yet. I have friends and family advising that black would show up every bit of dust etc and one friend who had a shiny black floor and felt that she was forever mopping, and if the light shone on the floor on the wrong angle you could see where the mop had been. I think this would frustrate me too much especially with young children and a cat so I think a whitewash look could be a good option, or reclaimed battered timber perhaps.......see why I haven't chosen the floor yet. Lol. You could always go a black but a weathered matt reclaimed timber that could look good too. Good luck!

Original house plans with approx. measurements. only changes made thus far is we have added a bath/shower.

Does anyone have an idea on how much it costs approx to knock down a chimney wall? We seem to have avoided this due to fear of cost and all structural works. thanks

£1500 to take out the chimney breast.
Additional £1800 if you get rid of the chimney stack too.
£1700 to take out the wall between the lounge and kitchen.
All approx costs- you need to get a local quote.

I think you should definately go for the flexibility of having another bedroom and it certainly looks feasible. Jonathan's third option looks better, I particularly like the idea of a new entrance area with lots of storage. This space could be a laundry/ utility room. Although a kitchen island is nice, it takes a lot of space as it needs plenty of space all around, particularly if you include bar stools - it also restricts the space available for the table. If you opted for wall storage and a large table instead of an island, you would probably have more storage and use less space overall. It might even be possible to move the wall back along so the spare room is bigger. You could possibly also put the kitchen where the TV & sofa are, and have the larger space for dining & living. I think various layouts are possible.

I think by putting most of the extension on the side you will only be intruding slightly on the garden. A modest bay with French windows will be a lovey spot for the dining table.

Thank you all. I am liking this last layout idea Jonathan. My only concern would be that it would mean knocking down 3 structural walls in our house and the cost of that and beams. Perhaps it's more scary than it sounds,ha. We can only build 2m to the side (leaving approx 80-100cm between boundary) our driveway is also on that side of house and as long as we leave space to fit 2 cars on drive I believe the length of extension drawn looks fine. Lots to consider. Thanks

Just noticed you have the dimensions on this post now................I'll have a 'play' later by amending what i did on your other post. I did your extension out the back the original way but added a bedroom and bathroom. See your other post, but they look like this:-

I've used where your soil stack is to squeeze the new bathroom next to the old one. Yes you get a bathroom without a window, but it's a bungalow, so add in a skylight.

Looking at your dimensions I can immediately see that you'd need to make the main bathroom a shower room as it has to be smaller, but it's still do'able, i'll have that play later.

I've pondered over this one a while. I adjusted the dimensions and yes, the amount of room is tight. However, if you put in a bank of Units in the kitchen and remove the entrance ( coming through the lounge ), you will get a better kitchen. The bank contains the oven, the dishwasher, the washing machine and condenser dryer . Over the other side you have the sink the hob and a lot more storage.

I think you have two options. It's a shame that you changed your bathroom before thinking about the extension. Still, what's done is done. You can.............and it's all down to personal preference / how you would like to use the space do two different things.

If you want another good size bedroom you could have two shower rooms and do this:-

Option 1:-

This really keeps the sleeping / bathing section of the house separate from the living / dining part. As you can get to all bedrooms and bathrooms via the Hallway. The upside is you get three good bedrooms and the downside is you get two shower rooms and no bath.

Or, you do this and keep your bathroom as is:-

Option 2

This way you keep your bathroom as is with the bath and access for two bedrooms, however, you segregate the other room, but it is designed for your guest area / study.

I personally think I would go for option one and live without the bath as it flows better. But, those are the choices as I see it.
