In your plan, does the original master bedroom need the ensuite and wir, you could fit those out to be the new laundry and linen closet and open up the toilet with the closet next to it to have a wash basin.

Your plan has a lot of wasted space. Sometimes it’s not about full opening but movement paths and view lines. There are lots of options. Can you post some pictures, particularly showing view out windows so we can get better sense of living there
Is the house raised on a timber floor. What are external walls clad with. Is it a steel frame or timber?

In my opinion the changes that are shown, which appear not to be your changes, but a real estates proposal, are negative.
The bedrooms are a good size, all bathrooms and laundry are good sizes. There are two living spaces with original plan.
The changes that are shown are changing all the good points, and is taking away a second separate living area.

My concern with the current layout:

1) No walk in pantry. Currently it's just a storage cupboard

2) Kitchen separated from living

3) Prefers a bigger master bedroom

4) Living area at the rear might not get used very often as its far away from the kitchen area

You could make small changes. Enlarge powder room into WIR and install a good vanity and basin.
Any removal of walls in the kitchen would reduce the wall space, therefore the kitchen space would be reduced. Where would your pantry and fridge go? But you could take part of the wall down between pantry and doorway, and have an island bench, between two support piers. But where would the fridge go?

As said previously the changes proposed seem very negative.

Until you live in a home for at least 6 months to 12 months, through the seasons, you do not know where the cooling breezes come from and how the home works in a practical sense. Would removal of walls make the home loud and too open? Unless you are living in your master bedroom, why do you need such an increase of space for master? The proposed changes for family room into the master are distorted and not the best use of space.

Also, this home is on a very large wonderful piece of land. it is a rural property, therefore a large laundry would be very beneficial for muddy boots etc. you can have a decent dry pantry set up in laundry area with extra fridge and freezer. The kitchen currently is a good size, and with some thought could be a wonderful modern kitchen, with just removing a wall to have the open living feel, with out removing all of the supporting walls.

The wonderful gable ceiling should be celebrated, but it will still need supports incorporated. If you definitely want to open the area up, then there are a lot of inspiration photos. But I would still be keeping the laundry as is, and the extra family room as is.

attempting to reproduce your plans and the dimensions don't add up...please confirm the dimensions of all rooms including hallways, bathrooms and WIL and does the verandah extend across the family room as that appears to have originally been a garage and that would probably mean a change in floor levels and what are the walls floor and roof built out of? ..before making plans for a renovation we need to understand what you already have

You're right, the family room used to be a garage. The verandah does not extend across to the family room.

The walls are brick veneer and the roof is metal.

The measurement is from the estate agent. I'll due to settle on the property early March.

Just trying to get a head start on changing the layout to fit my lifestyle. Getting tradies is a nightmare now!

I kept some wall to back couch up to. Avoids columns. You still get better flow. Stove stays where it is too. Indent the fridge into office to the extent necessary for deeper island. Pantry shelves best at around 400 depth. Fridge needs around 720.

based on my calculations if we do not break down the wall

The overall width of the kitchen is 3.5 meters

Lets say

- kitchen cabinet takes up 0.6 m

- the alley between kitchen cabinet to island is 1.2 m

- alley between island to wall is a further 1.2 m

So that would leave 0.5 m width for the island. Seems a little small IMHO.

there is currently a narrow maybe 500-600 island. Add to that the depth of cabinets along the internal wall that are being removed and you get a decent island 900 and extra walkway widths. The dimension may be to the narrow part that juts into kitchen. You will need to get the place measured to get beyond concepts.

Agree with Kate and oklouise. Maybe you may have no choice, but to wait until you can access the home again for more accurate measurements. And if it is difficult to find trades, maybe that is a good thing. You can live in the home and get a real feel of your wonderful space. Have you lived on a rural property before?

Dreamer...No, I've not lived in an acreage before. I wouldnt personally consider this a rural property as its only 30 mins from Brisbane

Sorry, maybe rural was not the correct description. I meant a property with land of 5000m2. There are always jobs that are required to be completed to look after that amount of land. A large master bedroom is wonderful, but will you have time to enjoy that extra space. I suppose it depends on whether you are retired or have a family to look after as well. Best of luck for what ever the future holds.

Looks like the family room is fit for that purpose. And with a tennis court and pool on that end of the home, then I would say it would be used, and the outdoor undercover area is also near that family room. An installation of a kitchenette will save having to go back and forth from the kitchen when entertaining. This home has so much potential for a cosmetic/aesthetic renovation. Keeping the rooms as they currently are.
