Help please where to put a guest ensuite?

Hello, looking for ideas on where we're best to put a guest ensuite. Our house is a 2 storey 120 year old villa that has been altered over its life. We've been doing it up slowly and would like to add a guest ensuite to make one of the rooms a guest suite. The house has crawl space underneath so plumbing would be easier downstairs, think we'd have to run waste pipes downthe outside of the house for upstairs. The space marked 'lounge' downstairs is actually a bedroom currently - pics below.
Thinking either use the downstairs bedroom,the upstairs south east bedroom or combine the two smaller bedrooms on the south side upstairs... lots of space but can't decide what option is best. Would prefer to avoid moving walls downstairs as they're loadbearing. The black squares on the plan are fireplaces.
Also want help on redoing the kitchen/powder room but will start a separate post for these!

It seems like you have plenty of space to work with, and I suggest utilizing the upstairs area where all the sleeping spaces are located to keep the downstairs area for other activities. I recommend converting the two bedrooms on the westerly aspect of the home and using the south-facing windows in the existing rooms for the new ensuite. You could also create a robe or storage space to maximize the use of the area. To help you visualize the new layout, try using tracing paper and a scaled plan with a thick pen like a vivid to sketch out an arrangement. This approach could assist you in determining the best option for your guest ensuite.

It depends on how many bedrooms you need overall. With the downstairs bedroom, you currently have 6 bedrooms. Is that what you need?

Depending on what type of guests you expect, it might be nice to retain a downstairs guest suite. Grandparents might like partial autonomy and separation from small children etc or might not want to climb all the stairs every day. Also if it is kept separate from the main family sleeping areas, you could 'let out' the guest room to a cousin or family friend in need for a short term if desired!

What about putting the formal dining into the front lounge/bedroom and making the larger formal dining room into the guest suite. That way you could have the ensuite plumbing adjacent the laundry. You could make the window beside the garage a bit smaller for the ensuite to keep the bedroom space as large as you can. If it's for guests only, you can build a small wardrobe on the wall backing onto the stairs and maybe build in a small desk or dresser.

This would give guests easy access to the kitchen too for that early cuppa.

Thanks Orangecamera. It's still a work in progress and mud everywhere Sorry we did look at having the steps' off set' but it didn't seem to go with only three steps and a small area. And about the zen well the cats are doing that for us much to our disappointment (it's still like a litter box to them). We went to the garden supply place still not knowing what kind of stones we were getting. We stood in front of all the bins (there where many). We even looked at mixing some. The grey stones had a bin more the size we wanted but we ended up getting the golden fleck. It was a little smaller, which was a shame, the bigger ones were so mixed in their grading it looked too messy. So this is what we finished up with. It was seagardens that got me thinking away from grey and nwduck mentioning the drainage. So this has really helped. Also everyone seem to think the wooden steps needed to go a lot lower. Next it's figuring out where the large river stones should go

You say the kids come in the small door and then bring their stuff to the large door to drop it? I think the "mudroom" needs to be at the small door. Anyone who brings their stuff out of that area has to clean the glass doors next time they need it. As for the guest entry, you need to get something bigger than that desk, and your picture needs to be lowered so the center point of it is 5' above the floor (you'll have to calculate the centimeters.) Consider making the investment to reverse the swing of the door so you can make the best of the larger wall to greet your guests with a console or credenza and some decor.

We are almost finalising our first home plans and would love some help please. Our list of "wants" clashed with our budget and we had to downsize a little. If anyone could help would be much appreciated. Bedroom 1 we are pretty happy with but would love to include a small study nook (just big enough for desk top computer and a chair. Bedroom 2 lost its WIW unfortunately ... would it be possible to put a wardrobe behind the bed and reshape the ensuite to lengthways? Any help would be most appreciated. Thank you all so much.
