Help with enhancing the property before sale listing

Hi Everyone,

I have an IP and the tenants have give a notice that they will be vacating in a months time. Interestingly, I have been thinking of selling this property for the last few weeks. Good timing.

The house is around 40 years old and in the western suburbs of Melbourne, Victoria.

What can I do/fix to enhance the visuals of this property before stage it and list this for sale?

Should I paint? What colour to go for to keep it simple and appealing?
Update toilets?
Add new appliances? The dishwasher is around 15 years old and I don’t think it works.
Remove old taps?
Should I get new curtains/blinds? Is yes what types? The windows are ‘bay-shaped’ or ‘bow-shaped’.
Add new lights?

I am adding some photos and the house layout for your ref and advice.

I don’t have a budget in mind and acknowledge that I would like to enhance the basic stuff to make the property more appealing for sale.

Looking forward to your thoughts/feedback

I would suggest you take out the cabinet that is to the right of the stove and use it elsewhere in the house -- perhaps in the bathroom or dining room with a hutch above it. Then, I would suggest you have someone install a lazy susan cabinet in the corner between the sink counter and the stove, meaning you would move the stove down a bit and have a small cabinet/counter top to the right of the stove. I would suggest you have the cabinets refinished in white and then paint the walls a pastel you like. If you would prefer white walls, then add white-painted crown molding and paint the ceiling a light neutral blue, such as Sherwin Williams Niagara Falls Blue. Then, I would suggest you choose a favorite accent color and use this sparingly in accessories like towels, pot holders, small vases or floral arrangements, and a valence above the triple windows. For a genuine 1940s look, you might have white ceramic square tiles with a rectangular red border installed as a back splash behind and above the stove. If you are replacing counter tops, I would suggest a light color such as white with a beige or light grey vein or striation for some sort of pattern. You might be able to find the same color and design in floor tile OR opt for a wood floor as another poster suggested.

I really don't see an issue with the rooflines. Looks like the angles are fairly similar and the clean lines of both structures should be easy to coordinate, especially in your open, rural setting. Since you've found a stunning deal, I would say, go for it! I definitely would want to find an architect ASAP and by all means, before you pour the slab, make sure you have a plan to coordinate.

I won't bother with lattice, barrels are partially obscured from the street by fencing and if I put it up I would have to work around the lattice in order to turn the valves for water. If I can just make better use of collected water I'll be happy. We are at the end of our growing season so I should be cleaning up the garden and putting it to bed for the winter, just can't seem to get motivated. We had our first frost last week. Usually, our average early frost date is 1 November. I got almost no produce from garden this year, but there is always next year. Chookchook2 I've seen some of those decorative metal panels and they are gorgeous, sure hope your budget will allow you to get some before too long. Most of our state has been on fire for a good part of the summer. The closest is across the river from us and they have been battling it for almost a month. Some friends have had to evacuate repeatedly. We've only been concerned once, a small grass fire on our side of the river on a day we had wind gusts up to 65mph. Fortunately, it was put out quickly. Australia and New Zealand have both sent firefighters to help with the blazes. I can't begin to tell you how appreciative we are. The closest fire was fought for almost a week by local volunteers only as there were no other resources available. They were all on other fires. The Army National Guard (reserve troops) were called out to help with support duties and for the first time ever the federal Department of Natural Resources (DNR) asked for civilian volunteers to help with non firefighting tasks, cutting fire breaks, moving supplies etc.

Work with teen for the grand plan! Put in this website search box: teen... Look at teen magazines at the library for cool ideas. Think about colors, shapes, patterns. Your creativity has no barriers! Use two color combos that are easy to mix and match. Paint walls, furniture, etc. Think outside the box. Paint a desk two different colors - one on the frame and the other on the drawers. Paint an all over pattern on a tall skinny section of a wall. If you don't want to commit to paint yet, see what it'll look like with dollar store wrapping paper taped to wall. Make pretend wallpaper with paint and a stencil. "Shop" in your house before you go out. Sometimes we have stuff in one room (or basement/attic) that can be used in another. Look for fun, kitschy, or unique items, for visual interest, and for conversation pieces Go to garage sales and thrift stores for big picture books. Use for prints for wall art. Get frames there also, or at dollar store. Get dollar store wrapping paper that is really pretty, interesting, or geometric. Frame it for wall art. Look for bulletin boards at garage sales. Paint frame and use dollar store wrapping paper for cork part. Attach with rubber cement or similar glue. Look for throw at garage sales or thrift store in bright color. Fold long way and put at end of bed. Build a wish list and take it with you when you go out.

if the photos are current, I would do the following:

Paint out the orange wall in a colour like Dulux snowy mountain.

Paint out the blue wall in the kitchen in same paint colour.

If the walls need painting, then paint the whole house in the same colour. Otherwise just clean all the walls with sugar soap.

remove the dishwasher entirely if it does not work.

if the home will be vacant, then hire or get some furniture to stage the living areas, bedrooms and outside area. Keep the colours light and neutral. No loud colours.

Most importantly, make sure the home is very very clean, no smells, garden is tidy, lawn is mowed.

it is a 1980 home, that someone will buy and do their own interior work. If clean and tidy it will sell without doing any major work apart from fresh paint.

However, since this is an Investment Property, most works you do to improve the home prior to selling, can be claimed as capital improvements. So these expenses can be offset against the income from sale. You MUST keep a full detailed record of all the capital improvements and your accountant should advise as to which would be tax deductible.

Speak to a real estate agent to get the feed back on whether the house will sell fast for a good price without the capital outlay and time to complete those improvements. Only you know your financial position.

Speak to local estate agents about expectations in your area. Between them and a stylist you should get specific advice for your property. A property investor can’t write of works before they rent so can look for a more modern fixtures like kitchen paint and curtains. But first home buyers may like you to keep cost down.
