Need help with floorplan

Acerage home. Views to the south (which is why the living and alfresco is directed that way). Husband is firm on wanting a unique custom design in a H shape.
I personally don’t like the plan- it feels cramped and a bit mazey with all of the hallways. Are there any professionals or people with a good eye who can give me some solid dot points of recommendations with this plan that I can take back to our draftsperson?

What will be the usage for bed 4.?? This area seems clumsy. I would be putting the laundry on that side and have a large laundry which doubles as a mud room. Study nook becomes a storage room. Move bed 4 to other bedrooms for ease of access to bathroom. Toilet in minor bedroom area needs a basin. The remainder of the home is good. With a gable ceiling in kitchen/dining/living area, it will be wonderful.

Hi dreamer,
Thanks for your reply. We currently have no children however we are planning to start a family this year. We have been told by many people that we will want a bedroom close by to us for a baby and their first few years… Obviously having no experience with this we are just going by what people suggest!

Just wanted to post the most recent plan that incorporates all of the suggestions that I have received from the very helpful people on the Internet! Changes made: - added an extra bathroom on far left of the house near kids bedrooms - changed the toilet/main bathroom to move the shower over to the toilet room so that we could have 2 separate kids showering at a time (without coming into our room - although that remains and option) - moved the door to the library so that it doesn't look into the toilets/bathroom - optimised the space in our bedroom by moving walk in closet and bathroom around. This modification even allowed us room for a tub in the bathroom a so thankful for that suggestion! Now we just have to find room in the budget lol Questions: - when you walk into a bathroom, do you prefer to walk into a shower (from the door) or into a toilet? What would you prefer visible from the door itself? Logically you are going to use a toilet 9 times out of 10 so you would think that should be there first, but there is something odd about walking past a door and just seeing a toilet there... Thoughts? - is there enough room in the 2 bathrooms we created by joining the toilet and main bathroom? Dimensions are 3m by 2m (roughly) and with a shower coming out about 1m and the vanity about 550mm, that leaves more or less 1.45m to walk around, surely sufficient? If there are any other suggestions or thoughts on what you would do if this was your home we would greatly appreciate the feedback. Thanks you all so much in advance!

You could reverse the layout of the ensuite, and have the door to it through the walk in wardrobe (so you would only have one door coming off the bedroom). If I were you, I'd consider swapping the positions of the ensuite and wardrobe, so the current ensuite door becomes the wardrobe door. That way you could move the bed to the east (right), and you would have room for a seating area in the north west corner of the room (as your bedroom looks huge!). I'd also add a window on the small bit of north facing wall in that room; you already have corner windows in the living and another bedroom, so you could match those in style. Personally I don't particularly like the current layout of the main bathroom, although I can see the reasoning behind it (i.e. vanity at entrance, toilet hidden behind wall, window above bath). I think it might work better if you put the shower in the corner where the bath currently is (i.e. beside the toilet, opening to the west), and the bath on the same wall as the vanity. You'd have to move the window, of course. Alternatively, do you actually need three toilets? You could remove the toilet in the main bathroom, and you'd have room for a freestanding bath and/or a bigger shower. You could consider stealing a bit of space from the kitchen to create some storage at the entryway. I'm not sure where your garage will be, but it's really handy to have a designated place at the point of entry for all the stuff you tend to dump when you first come into the house (schoolbags, coats, mail etc). Overall, I think the layout is pretty good, but you could potentially lower the build cost by making it all a bit smaller. It's really worthwhile taking the time to figure out just how much space you actually need, and where you need it. For example, if it were my house, I'd take about half a metre off both the east bedrooms (so the house is shorter from east to west), plus I'd make it smaller north to south by slightly reducing the size of all three bedrooms, and making the kitchen a bit smaller (so the hall cupboard lines up with the back wall of the small living room). But your priorities may be completely different from mine!

I can't get the picture to blow up big enough to see much , but unless you are running a backpackers , I would suggest 1 bathroom for 3 bedrooms would be all you need , in fact unless you are having a 'grannie flat' or similar built in , I would think that 2 bathrooms and a 3rd powder room with its own handbasin would be all you really need . Of course , more is more luxurious , so having a second ensuite is good , having a shower and WC in every room has advanatages , mind you so does having another with a bath and twin showers , 3 seperate WC's in case you have 100 people visit , a seperate spa room with its own shower and toilet , a sauna , an outside pool with its own male and female changing rooms with showers -- in other words , do what YOU want once you get past the basics . And I'm not a fan of two doors from 2 bedrooms into a bathroom -- especially if there is a bath or shower and a toilet -- it relies on everyone working together , but also on everyone pushing the right combo of locks so that there's no accidental walking in on someone .

Yes that is correct you want your babies close by. However With monitors and a straight route to the minor bedrooms, (when your half asleep and someone is crying) no corners to bang into, the little children can be out of that room. See green line. So leaving that room as is, but later on it could become a study/office room and the study nook becomes a storage room. I would delete the laundry from its current position and place it and your mud room on the north side. Stepping the carport back further. I would reconfigure the minor bedroom bathroom and toilet, and delete any external access in that area.

Yes this is exactly our thinking- we are building on the top of a hill so it can get quite breezy!

having built and lived in two different homes on acres to suit different family groups i also think that your Hshaped house is ideal to create sheltered outdoor areas and homes on acres should always be different to homes in the suburbs....my suggestions include easier access from car to house through the combined mudroom laundry and, assuming that you will include extra garage/shed storage, my carport is smaller but carports also make ideal outdoor mancave and/or covered play and drying areas but make sure that water tanks, clotheslines, septic tanks, AC and water heaters are placed out of sight from inside and always include close to the house fencing around deck, alfresco and small garden areas for safety for roaming kids and wildlife ...i've omitted the eastern window on the master bedroom to avoid a view of the bedroom from the living areas, added a more spacious ensuite and study and the sharing family bathroom is ideal for guests and older kids and, without enlarging the size of the whole house, there's a bonus guest room, as well as the MPR close to the master suite
