Hello lovely people,

I have been working with my builder for sometime and received following plan :

Need overall advice as well as feedback for following items :

1- Windows size and position. Specially north is at back so is placing stacker door at the middle of back wall is good enough.

2- Hot water system size and position and impact on side access . In my current house we cannot run two showers at same time. Any advice to resolve it.

3- Size of dining space.

I have added alternate ensuite plan in order to get bigger shower. Would love feedback on this one too :)

What is the measurement for dining area? I can’t enlarge to read properly. I see the HWS is a solar with gas booster. Is the hot water system a storage system? Maybe install a second system for family bathroom. The large window doors at back are perfect for the winter sun to warm your home.

3,420 mm from end of island to back. Total kitchen/dining is 6420 mm .

Yes HWS is a solar with gas booster and a storage system.

You've done a good job! Too bad you have that monster sofa and chair to deal with. You could gain some floor space by hanging the TV on the wall without the white credenza.

Just wanted to post the most recent plan that incorporates all of the suggestions that I have received from the very helpful people on the Internet! Changes made: - added an extra bathroom on far left of the house near kids bedrooms - changed the toilet/main bathroom to move the shower over to the toilet room so that we could have 2 separate kids showering at a time (without coming into our room - although that remains and option) - moved the door to the library so that it doesn't look into the toilets/bathroom - optimised the space in our bedroom by moving walk in closet and bathroom around. This modification even allowed us room for a tub in the bathroom a so thankful for that suggestion! Now we just have to find room in the budget lol Questions: - when you walk into a bathroom, do you prefer to walk into a shower (from the door) or into a toilet? What would you prefer visible from the door itself? Logically you are going to use a toilet 9 times out of 10 so you would think that should be there first, but there is something odd about walking past a door and just seeing a toilet there... Thoughts? - is there enough room in the 2 bathrooms we created by joining the toilet and main bathroom? Dimensions are 3m by 2m (roughly) and with a shower coming out about 1m and the vanity about 550mm, that leaves more or less 1.45m to walk around, surely sufficient? If there are any other suggestions or thoughts on what you would do if this was your home we would greatly appreciate the feedback. Thanks you all so much in advance!

Lighting - pendants over the servery bench should be another feature that complements your chosen kitchen surfaces. So whilst I love the copper pendants in picture 1.. They could work depending on the rest of your decor and would be a highlight in a neutral white/timber kitchen = Good! If you choose copper you would complement it with a couple of copper bench top items. These are beautiful! (I collect copper because I love it, my kitchen pendants are silver, I renovated to sell in the next 3-5 years) You will see a picture starting to form in your mind and there is nothing wrong with making a statement with your lighting. I found that when I wasn't sure I would get a very strong sense of what was right and what was wrong for a space, then common sense or passion would determine the outcome! Here are another couple that might work, look her on Houzz under lighting, search pendants, then have fun looking!Timber tones with black or white to complement your cabinets... or Statement white pendants for a bit of quirky fun! Your personality can be reflected in your lighting and accessories creating that point of difference from the predictable white on timber look. Plus don't forget the power of greenery to punctuate the theme!

Yes dining is big enough. My dining area is 3200mm x 5400mm. I have an eight seater table which measures 2100mm x 1100mm. Plenty of room for walking around and pulling chairs out.

Regarding the HWS and side access, you have enough room to get past HWS. And the other side of home is where the opening is for your garage and storage of bins. So not a problem.

This is the area I would be looking at. The powder room seems way oversize, and both the toilet and bathroom doors are directly off the entry passage way, so no real privacy.

I wanted to fit vanity in the powder room . any suggestions on the layout of this area.

Yes without changing any of the fixtures, change the door access. Attached example. Bathroom is private to entry, step the door back in powder room. It’s , I think 3000mm long at the moment. You can have a toilet and basin in a room that is 2000mm long.

I would make the laundry and mud room hall entry in line with each other. You don’t want to do leg to get into laundry,

Dreamer do you have 1200 between toilet and door swing to comply with the ncc coming in?

My understanding is that the 1200mm is between the toilet pan and doorway, not the door swing….

In my sketch, if the toilet is stepped back approx 1000mm then toilet is 2000mm deep, 800mm for toilet, and 1200mm to doorway. But unable to read measurements properly to confirm exact measurements.

I wonder what your plan is for the front lounge. It is a long way from the other living spaces in the house - is it intended to be a kind of "snug" for the adults (being next to the master bedroom)? If so that might work, but it otherwise seems a bit of wasted space that won't get used compared with the main entertaining spaces at the back of the house
