Running out of space!

Hi all

We recently had twins to go along with our young toddler. As a result we are likely to quickly run out of space in our 3 & 1. We really like the location and block, so the thinking is how can we do a modest extension to get us through the next 10 years or so.

Our must haves are:

  • additional bathroom
  • Additional bedroom/study (one unless economies of scale for more) - basic with light, door, carpet
  • Keep it to one level to reduce costs

Budget is key.. Brick, colourbond, whatever is cheapest. Seperate roofline, no worries.

Here is the latest floor plan, we have already removed a wall to open the kitchen and dinning (losing a tiny room with external access), added sliding doors to bring in light, redid the kicthen, and moved the laundy to internal only access off the kitchen. The blue tags show how we are using the rooms.


What we are tentatively thinking is to create a second bath ouut on our deck, back to back with the existing bath to avoid new major pumbing work and utilsing a wasted hallway. This would also allow creation of a WIR and master bath. If we could create bath 2 in the hallway without extending onto the deck, even better..



What's not clear is where and how we would extend to create any new rooms (bed / study). I assume going out onto the driveway with access through the dinning?

Any advice appreciated.
