Thanks for responding. We're in Auckland, New Zealand and close to the sea. Outdoor living is quite important but it does get chilly in winter so it's a balance. There are three adults and two young children in the household (one of the adults is an Au Pair who likes to spend time in her own room in the evenings). The kids will watch their cartoons generally in the morning and a bit before dinner. Then in the evening my husband and I will relax and watch TV. Right now the kids' toys are in the family room downstairs. We are foodies and like cooking. Generally when guests come over we all hang out in our small kitchen at the moment. The dining table we use for every meal time. We also like the idea of being able to get to the deck from the kitchen, rather than having to carry food in summer through the lounge/dining. The entry way is that big in order to reduce on the structural work but also in order to ensure that the door to the staircase is not in the lounge.

Unless buying custom manufactured wood cabinets, you are buying a series of boxes. A 100k euro kitchen installation of an Italian kitchen is one example from my portfolio. Differences are found in the hardware, the door/drawer pulls, weight of doors and exterior finishes. It is about the design, first. In our region, you can knock off 1200-2000 just be sticking with a full depth fridge--but it is design that will make it possible to install full depth and get a counter depth effect. In the Garden Oaks Fine Accommodation residential display suite I needed to prove that a high-end design can be executed for less. Again, it is design that does the trick. The owner of the kitchen above loves the pendants over the breakfast counter. I did not have the heart to reveal the price--$19 each. That owner likes/needs bling so the 14k euro chandeliers (2) in the foyer are a feature. But we get more comments on our pendants--because they are integral to the overall design. Real estate agents have pegged this kitchen at anywhere from 45-75k. It cost under 30k. DYI projects offer the opportunity to take the time that you might not otherwise allow to a designer (hence our need to come equipped with knowledge, contacts and suppliers that augment our services). I recommend drawing from images (Houzz is great for that) to start, then researching suppliers, collecting specs, and developing a document that covers all aspects of the kitchen from lifestyle needs to style to comparisons of product reviews. Whittle it down to an instruction for purchase and installation. Consider challenges such as the dreadful corner cabinet turntable and splurge on solutions that make your design truly functional. You'll appreciate the expense that delivers practical functionality. There are remarkable solutions for the corner cabinet--but my fav is to determine whether that space can become storage (cabinet or drawers) in an adjoining room. When not practical, articulated pull-out stainless shelves are functional--and cool. Undermounted sinks are great for clean-line counters. Well placed recessed lighting (design again) eliminates the need for other fixtures--and allows you free rein to purchase for focal point impact or (my preference) to fit seamlesly into the overall look. An outdoor room is like any other room. First decide what you want to use it for. For example, my back yard has a couple of rooms. The "dining room" is a table and 4 chairs under an inexpensive ($150) 12 ' X 12' Home Depot gazebo . The gazebo gives a pleasant feeling of enclosure and privacy when we sit at the table, and it also keeps the table clean and dry. We have a big hydrangea shrub right at the edge of this area to mark its edge. It's pleasant to sit so close to something blooming. The "living room" is 2 comfortable chairs and a love seat around a coffee table. We entertain there and pull the dining room chairs over if there are more than 4 of us. We also sit there to read in the evening. There's a smallish tree right beside it so it's pleasantly shady. The "kitchen" is the grill and a small table to set things on, and is closest to the kitchen door. Once you have decided how you want to use the space, you'll need to decide whether you want a new "floor". We have a low L-shaped deck that has the three rooms. Or you may decide on a concrete or slab patio for all or part of it. Farther from the house is some grass, and then more big shrubs (evergreen and blooming - little maintenance). And a little raspberry patch because it's fun to eat them right from the bush. The landscaping really comes last, once you have decided on the functions of the area. Don't start planting without a room plan. You may want, for example, to put one of your rooms right against the fence or wall, and if you've already planted shrubs or made beds then they will be in the way. You want to plant trees and larger shrubs so they are useful as the walls and roof of your rooms. Be sure to check the mature size of your plantings (it's on the tags) so you don't end up with branches hanging over your roof or over your neighbor's property. Don't make the mistake of putting in so many beds or plantings that you don't have time to sit and enjoy. A few low-maintenance shrubs that are planted close to where you sit are just as enjoyable as big swaths of flower beds that need weeding, annual bedding plants and maintenance (unless gardening is a hobby that you enjoy spending time at.) With any post war house built in the 50's the connection from in to out is non existent. Depending on where living rooms are located i would take some of the fantastic windows out and replace them with French doors, or bi folding doors and connect the house to the site. The colour scheme from Karen is perfect to lift the kerb appeal and give it a modern twist. With land costing more than houses these days and the fact that you seem to have quite a big block, after looking at paint colours, opening up the living dining kitchen areas to the outside with a roofed area. Even combining a flat roofed carport which will widen the house to the street making it seem a bigger house, can carry the new look with say an enclosed section for garden equipment, to the opposite side to the house, and if you are lucky enough to have that near the living area it can be used as both car cover and outdoor living. I always think a good landscape architect is worth their weight in gold, to give you a landscape plan, to suit the soil type, your skills level and your preference in planting. Divide up the exterior space to provide outdoor rooms under a tree, paths that lead to some special spot for kids, maybe even a veggie patch with a chock run, and make sure that you use the entire yard, front and back by enclosing part of the front yard in fencing which suits the style of the house, while providing some planting to the street. If allowed a gate structure to blend in with the house, a dedicated pathway with planting each side to the front door, fantastic fencing and consider natural materials like a hand laid stone fence with timber or powder-coated aluminium inserts, to give this house an entry, not sure where the front door is now, so that is not a good look. Gardens always enhance a house, they are never a wasted effort, and if you are not gardeners, make sure the landscape architect knows that and he will be able to select low maintenance plants. All the paint in the world will not give the desired effort that the garden will do to that paint work.
