Second Storey Floor Plans?
Hello!
Im looking for some second storey floor plan ideas for my 1988 double brick home.
i have attached the floor plans of our current home and marked the planned location for the stair case, ascending in an L shape
My general plan is to have 2-3 kids bedrooms upstairs with a shared bathroom and activity/lounge space
open to any suggestions, ideas and floor plans

Comments (121)I would suggest you take out the cabinet that is to the right of the stove and use it elsewhere in the house -- perhaps in the bathroom or dining room with a hutch above it. Then, I would suggest you have someone install a lazy susan cabinet in the corner between the sink counter and the stove, meaning you would move the stove down a bit and have a small cabinet/counter top to the right of the stove. I would suggest you have the cabinets refinished in white and then paint the walls a pastel you like. If you would prefer white walls, then add white-painted crown molding and paint the ceiling a light neutral blue, such as Sherwin Williams Niagara Falls Blue. Then, I would suggest you choose a favorite accent color and use this sparingly in accessories like towels, pot holders, small vases or floral arrangements, and a valence above the triple windows. For a genuine 1940s look, you might have white ceramic square tiles with a rectangular red border installed as a back splash behind and above the stove. If you are replacing counter tops, I would suggest a light color such as white with a beige or light grey vein or striation for some sort of pattern. Comments (4)To me it looks like it would be better to have a smaller kitchen as being a 1 bedroom place the living/ kitchen area is quite small. I think having the essentials along the bedroom wall is good but the island makes the living area too small in the first plan, and in the second the cabinets make the walkway too narrow. I would put sink, fridge, oven along the bedroom wall then make any other bench and storage space more like moveable furniture to make the living area seem bigger. The kitchen may be able to be shut off behind doors (a bit like a euro laundry) when not in use to make a much bigger living room, especially if it isn't used a lot....See MoreIncomplete House Consents
Comments (2)Two things come to mind; -it is possible that there are two separate files and you have received only one. It may depend on the way the properties have been legally defined. Having two addresses is not necessarily the same as two legal titles. Check the type of title and whether it has been subdivided, cross leased etc. this should be on your title which you will have got a copy of when you purchased. If you do not know where that is, you can get a new copy from Land Information New Zealand (LINZ) for just a few dollars. I would also phone the council and ask them to check whether there is more than one file that could relate to your property. I think they would be helpful with that request. - this goes back to before the 1990s, when we got permits rather than Building Consents, and less information was required to be submitted. Comments (5)Provided there is 1200mm clear between the breakfast bar and the opposite bench then by rights, you should have ample room and if that's the case, I think I would opt for the design with the kitchen on the eastern side. My reason; you get a much greater feeling of open plan by having the dining and lounge on the North/South plane. I like the large WIP in this one - on paper at least. The second plan somehow feels wrong. I personally don't like the idea of having the breakfast bar being located in the lounge. If it were me though, I would ask for a 3D CAD plan of both kitchens [to walk through on the computer] before making up my mind on which one to opt for as it gives you a much clearer vision of what the finished kitchen will be like rather than looking at a flat plan....See More- last monthlast modified: last month

last monthstairs through the centre of upstairs and down allows for better use of floorspace with fridge and wall oven built in under stairs and potential for MPR or enlarged kitchen, spare bedroom or wiw and study downstairs and 3 bedrooms, bathroom and lounge upstairs

realistically to the use of my house this would be my next best option for stairs

last monthHe means second storey is smaller than ground floor and could be better on one side of the house, in the middle or on other side, more to front or recessed back.
