Get the professional sander guys in to repair the living areas and kitchen but don't go too dark with the stain as it will kill the lovely grain in the matai. I'm thinking a couple of tones richer than the timber knots showing in your photo, definitely no yellow tone at all. In NZ stepping on to carpet especially in a kiwi winter is so much nicer than a cold floor board shock!!! A nice area rug for the lounge and you're done.

These houses were designed to look good from the street, regardless of what the orientation was for the Sun. Everything depends on your budget and how far your prepared to go. A friend's house in Queenstown faced the street, the toilet and bathroom had the best view of the lake and the Sun. They got a house removal Coy in, jacked it up put it on the truck drove out and turned it around and reconnected all the services. It then faced the North and West great views and warmth, doubled its value in 3 days!. I replaced my storage water cylinder with a outside gas one, picked up enormous space in our laundry. Another tip is to draw up your "dream" plan, then overlay it over the existing and see what you can really do, your then not influenced by what is already there, and often get a much better insight and removed from the existing. Hi all!! My parents and I are in a dilemma for what materials should we use for the cupboards in Kitchen. We're being advised for Waterproof Plywood, PVC Boards and some other options. We've already placed a concrete shelf. Can you please help me decide what material is codt effective and durable. It's a small house and we've a very limited budget. Location - Punjab, India.

Thank you for your comments. I really appreciate your help. I think we are on the same track. The rugs I have brought home have fought with the terracotta colour plus the busyness of the small tiles. I did come across this picture on Houzz, which I think looks good. What do you think? It would need some of that burnt orange from the chair upholstery as well as the aubergine to tie in but I liked the dark border line, it matched with the grout.
