Try this. Hang the television to the right of the wood stove on the wall opposite the french doors. Use the wall with the high windows for a looong sofa and add two chairs across / angled slightly - low back so you can look over one to television. use console / sofa table on entry /bed door wall just past where entry door opens so you have a lay down surface. Forget glass, it isn't for this era and won't make it feel bigger. Paint ALL french doors inside and out and small windows and entry door same color and trim same color too. Try a charcoal rather than a black - something in the blue-green-gray shades like new providence navy. do all the walls in kitchen and living in a warm white - this tone has the wood as an undertone - http://www.benjaminmoore.com/en-us/paint-color/woodash then, for the cabinets . . do a bungalow thing and go deeper on the cabinets to a classic drabware tone - with the wood walls and floors / try bm bracken biscuit http://www.benjaminmoore.com/en-us/paint-color/brackenbiscuit these will all go together like gangbusters, keep it light and bright but interesting and work with a new blue green gray back door in a tone like bm beach glass http://www.benjaminmoore.com/en-us/paint-color/beachglass templeton gray as a counterpoint on some craigslist piece of furniture . . add warm undertone tan and oatmeal nubby tweed upholstery to start . . the teal navy gray will work with the black iron stove and accents without going black. start keeping the left door to the kitchen closed and get a door stop to hold the other one open permanently . . this will work because you need a little more wall to make the tv work well - in the kitchen, pull your table away from the wall just a tad - consider a padded bench on the wall to provide a kind of sitting space in there and put the chairs across - if you shift your television to the wall (high enough the heat is not an issue , you can still have big speakers work well - and remote the media equipment - run the wire and patch the holes. Try the TV where the sofa is now and float the sofa perpendicular to the fireplace where you currently have the big chair. Perhaps the big chair can then go where the TV was for a quiet spot for one. Or even better, pull the loveseat off the wall and put the big chair to its left flanking the fireplace.

Hi all. Two questions re my living room in a very cool but neglected house in NZ. Property was architect designed, built in 1980 but with a very sixties vibe. So it’s an eclectic / Interesting mixture of mid century architecture (floor to ceiling glass, atrium, flat roof, trees) but with 80s appointments (bathroom colours and fittings, crazy paving, floors, garden hardscaping, etc) After being built (to a high standard) it looks like it was neglected by subsequent owners. We bought it three eyars ago and have replaced the roof, skylights, plumbing and wiring. All stuff that had to be done. We redid the front garden because it needed it but it was also the first project we did for lifestyle reasosn as well – because we wanted to not just because we had to. Nice feeling. Two Questions : First - we’ve been here a couple years, and not really solved the living room furniture layout thing. The room is long and relatively narrow. It’s generously sized, but it always feels a little empty. It’s like it’s too large for a ‘single’ seating zone arrangement, but not quite big enough to create two distinct areas. The reality is I feel I have three different possible things I want to ‘look’ at – the fireplace, the garden via the beautiful end glass wall, and, frankly, the TV and Hi Fi. So we tend to settle on an L shaped arrangement, with the open part of the L facing the window and TV in summer, and reversing it so it embraces the fireplace and TV in winter. So what would I like? I’d like to create an area for talking and an area for tv watching / family time where the sofa s closer, but I’m stumped on how to do that without being too far away from the fireplace in winter (brrrr) or being too close to the very large window and its torrents of sunshine in summer (too hot to be comfortable and furniture fades fast in NZ high-UV sun). Ideas and thoughts welcome. Second question : flooring I was a bit iffy on the (original) marble tiling when we moved in but I've grown to love it. I hate the carpet though which definitely isn’t original. I’d like to replace it but can’t decide with what. I’d prefer something that links the three zones – kitchen and entrance area with its marble tiles, living area (currently carpet) and outside patio (grey concrete tiles). More tiles are out – pretty sure three different kinds of tiles across the three zones would look odd - so I’m tossing up w simply replacing the carpet (what kind? What colour? Grey to match tiles or amber-y to bring down colour from the brick wall?) or installing wooden floors. I was leaning towards wood except when we went to the wooden flooring shop both design consultants suggested simply replacing the carpet would look better (they’re wooden floor salespeople??????) which makes me wonder if they are seeing something I'm not. All advice appreciated. It’s a beautiful house, and any improvements I make are about lifestyle not resale value. I’ll be carried out of this place in a box.

Pic 1 Pic 2 Pic 3 Earlier in 2019, we retired into town and purchased a property for the location, not the house. The house is an old Lockwood with a questionable floor plan and poor traffic flow throughout. We will embark on kitchen, en-suite and master bedroom improvements in 2020. I also intend to completely paint over the wood using Resene Triple Merino. The single living space has a long barn-like appearance. It's a good sized space but the traffic flow makes it a difficult space to set up furniture etc. In the meantime the old obsolete styled, gas space-heater decided to 'spit the dummy' and we are having to replace that ahead of schedule. This has presented a dilemma. Where to locate it in the lounge so that it will work with the improvements scheduled for next year. The new fire is much larger in the room than the old one. I would really appreciate some thoughts on how to make my new gas fire more aesthetically pleasing. Originally, [pic 1] it was thought it should be placed straight on to the room but that looks wrong as is evident from the photo. Also, fire regulations have squashed that idea, because the curtains and wooden beams are too close. In Pic 2, the fireplace has been angled slightly, to overcome the regulations but the wooden posts prevented a nice 45 degree angle being achieved. The new angle now means that I have to reconsider how to rearrange the seating in the lounge for the traffic flow to work but more importantly, I'm left wondering, how do I add finish the fire? Do I build a false chimney and how do I work in all the new angles. I'm usually able to come up with good ideas to overcome problems, but this one has left me a little stumped.
