Comments (4)When installing over top of old ceramic/porcelain be aware that you will most likely have to "sink" the old tiles in cement to do this. That means grinding down the tiles a little (rough up the surface) then the self leveling cement is poured and allowed to dry. The new floor is then laid over top. Vinyl is notorious for requiring EXTREMELY flat surface. A ceramic tile rarely has this requirement (grout lines and "high spots" around tile corners give problems). A glue in place tile is also going to have the same problems and the same solution = sinking the tiles in cement. This adds extra costs to the floor. A rigid floor like a cork floating floor can handle a bit more floor deflection than vinyl or laminate planks. If labour in your area is relatively cheap...you could probably have the tile removed and the sanding of the mortar done for the same price as coating in concrete. You will also have the luxury of being able to lay any floor you want once it is done AND you don't have to worry about increasing the floor height. Comments (4)I think your layout is generally good. With a one bedroom it's nice for guests to have access to the ensuite without having to walk through the bedroom. One thing I do notice though is that there is a lot of hallway/storage/circulation space in the center of the building (in the two bedroom portion) that might be better used as living space. You could pretty easily make the ensuite in the one bedroom larger for example. The wash house space seems unnecessarily large to me as well. You could push the wall dividing kitchen from wash house almost all the way back to where the toilet door is in this plan (you'd then have the toilet door open into the wash room to the right from this viewpoint rather than straight ahead). Comments (6)Thanks for your comments everyone. We've taken your advice (Luke and NH) and changed the island to a rectangle (1200 x 3000). We lose one breakfast bar seat but gain storage and dining room space plus it shortens the distances from the island to the cooktops. It also removes the need for a corner carousel. We're much happier with this result. Dairy_maid, we've done what you suggested and walked through some common tasks. Overall it works reasonably well although we may keep some coffee spoons and butter knives in the scullery drawers for morning toast and coffee. We've also invested in a "silent" rangehood which has the motor on the outside of the house behind the fridge and we've upgraded the scullery sink to one that is 600 x 400 (internal size).
